Close to the Earl`s Court Tube (direct line from Heathrow). Rooms are small but clean. Good staff. Cheap.

Stayed two nights first and came back for three more, two weeks later.
The rooms are extremely small, but think that for London in June, was a good deal.
The hotel needs to be renewed, breakfast could be better, with a more kind lady who serves it.
What suprised me in a good way was the location. The street is beautiful, and the neighborhood, not central which was a perfect excuse to explore another part of London. Even I walked to Knightsbridge from where the Hotel was, and loved it. Pass through Kessington. There are a bunch of nice places to hang out and dine at night, and a couple of mini supermarkets opened all night.
The staff was very helpful, giving me directions and tube explanations.
Negative: they charge you 1 pound for each piece of luggage you leave, even for one hour on the day of check out.
Finally, a good experience.

Okay, I've stayed in great budget hotels and not so great budget hotels. This is somewhere in the middle. Positives: a free breakfast, yes it was just cereal, toast, fruit, yogurt, coffee and juice, but hey that's quite a bit. I didn't mind. Great location with a 5 min walk to the Earl's Court Tube station. A few minutes in either direction to other restaurants and a Marks and Spencer. Quiet street. The "concierge" was nice, the housekeeper was a little odd. She asked me if there were any states for "white people only!" The room was tiny but it had it's own shower. TV worked. Bed was okay and made up every day by the odd housekeeper. Free WiFi in rooms.
Only Negatives: the general noise from other guests: slamming doors late at night, noise through the walls, etc. But I guess that's expected from these B&B's in London. Ear plugs blocked most of it.
The place could use a general refurbishment but again, it wasn't too bad and I was in LONDON!!!!

Ideally situated close to 2 tube stations, theatres all within 15 min tube and walk. All the staff were very friendly and helpful. The room was small {basement} but clean and airy, ensuite shower good. Room perfect as only used as a base, the bed was very comfortable. Breakfast was good. Will use this hotel again.
