Our group had four rooms at The Sanctuary House, three standard with twin beds and one deluxe with a four poster king. The twins were the rooms just off the elevator, one on each floor, and turned out to be great rooms even though on paper they were probably the least desirable. They just had one window with curtains that closed to block out the light, and the air conditioning worked very well in each one. They were also away from the construction and garbage trucks, so the sleeping was easy. They each had large bathrooms with big tubs, and turned out to be a great value. The fourth room, where my husband and I stayed, was one of the front rooms, and would normally be considered to be a much better room. Unfortunately for us, the construction next door was in full swing. Also under our windows was general street noise, the smokers from the pub, and various garbage and recycling trucks. The three large windows provided a bit of a greenhouse effect heating up the room during the day, and the air conditioning was located in the ceiling and blew right onto the top of the bed canopy so the room never really cooled off. I wanted more than anything to rip that canopy off! We tried to open the windows because it was much cooler outside, but just couldn't stand the noise and smoke. I wouldn't hesitate to book this room in the winter once the construction is finished since otherwise it was a beautiful room with a comfortable bed. Very nice accommodations for the price and location in London.
As others have said, the location is great for sightseeing, but if you're looking for an area with cafes and restaurants, this isn't it. We had a great breakfast every day at the pub downstairs and ended up having three other meals there as well since we were tired and there was nothing else nearby. Since there were eight of us, we'd meet back up at the hotel to "regroup" and never make it back out again. It would have been nice to have restaurants and grocers on the street like you see in other neighborhoods in the city. It's definitely a business district.
If you want to take one of those hop on/hop off bus tours, the one called The Big Bus Tour has a stop outside the hotel, which is very convenient. It's not the company that you see everywhere online, though, I think that one is called The Original Bus Tour.
All in all, a great little hotel for the price, and the pub is really good too.
