“Good location but really need some work.”

An inexpensive hotel, but price isn't enough to offset the issues. Hotel is still under renovation and apparently from other reviews it has been for some time. No evidence of any work taking place. Having lived in Europe for 3 years now, we're accustomed to small rooms, but our room was small, the carpet was extremely dirty, not a single chair to sit on or place to put luggage. We were there over a very cold weekend and the cold draft came thru the window like it wasn't fully closed. Made worse by the fact that the bed was directly underneath the window. Also, the heater in the room didn't work, though the one in the bathroom did (thus our only source of heat). The water pressure in the shower was so weak that it was basically a trickle. Many other issues with the hotel as well. Staff was friendly and helpful, however. Maybe the only positive other than it's a pretty good location. Would not stay here again.

“Quite good for a London B&B”
4 of 5 stars Reviewed 3 November 2010

One week stay in Mid October 2010 in room 11, which is quite large by London B&B standards with separate bathroom and stall shower on the small side. Rug on floor is stained but the room is otherwise clean. Yes the breakfast room is on the small side. All you can eat with real orange juice, not the orange aide I have gotten at other B&B's. Kitchen staff could not have been nicer and the same goes for the office staff. Location is excellent for transportation and restaurants. I caught a glimps of a couple of the single non en suite rooms and they can be quite small. The historical aspect with Edward Lears artwork is a nice touch.

“English Bed & Breakfast, No Frills, but No Complaints”

I would consider the hotel expensive, but that's based on a Spanish salary! The location is splendid, the staff agreeable, the rooms good and the atmosphere quiet. Don't expect any lifts, even for the rooms on the 5th floor!

“Location = great! Rooms = clean! Price = Too much!”
3 of 5 stars Reviewed 26 October 2010

We stayed here for 4 days on a site seeing break in London, hotel looks a bit dingy outside, all the hanging baskets were full of dead flowers, and the reception/hall/breakfast areas of the hotel are very run down looking, they had signs up saying that they were doing renovations at present apart from tape and boarded up areas there was no sign of work in progress. Thankfully our room was bright and clean and the ensuite was nice and new, like other people have commented our room was on the 5th floor, and there is no lift just a wobbly narrow stair case. Over all our stay was pleasent, the staff were friendly and helpfull, they even booked our tourist attractions for us. Location was excellent it was right on the edge of oxford street, and nice and quiet. Breakfast was average - good. Overall I do think it is a bit over priced.
