“Overpriced, tiny, poor location and don't think you can eat in your room”

We chose this hotel because we wanted to be able to do some minimal cooking and eat in our room. There was no space to prepare food (eg a salad) and no space to eat. Even by London hotel standard's the room was small. No way was it possible to use the 'kitchenette' (microwave in a cupboard) to prepare food and had we been able to the crockery and cutlery were not clean and there was no washing up liquid provided. The hotel is in Earl's Court and not Kensington and I would seriously challenge the use of 'hotel' as it no facilities, I would call it a guest house. I would suggest that a minimal room in earls court is roughly half the price we had to pay.
We did not want to stay after we had seen the room but it was spelt out to us that we would be charged the full hotel price inline with policy. The careful wording on the web site was pointed out to us to make the point that there is no suggestion that you can prepare food. I strongly suspect that this is a regular complaint.

We were offered a free upgrade to another room where there was still not enough room to eat and no space to prepare food and the crockery was not clean etc....At least we could have just about swung a cat
We are not suggesting that the web site lied but think that you should read it very carefully, the overall impression is very misleading and there is no way you should think you can eat in your room never mind prepare food.

On the plus side most of the staff were friendly and helpful. Shame about the management!

For the benefit of other readers, I would like to take this opportunity to explain the circumstances of this booking.

We appreciate that our guests have expectations before they arrive, and we are proud that we often exceed these expectations. However, in this case, the guest thought our rooms were serviced apartments, and therefore expressed disappointment that there wasn’t a dining area or fully equipped kitchen. For the avoidance of doubt, our rooms are hotel bedrooms, but with the added convenience of a mini-kitchen (consisting of microwave, fridge, sink, kettle with complimentary tea and coffee, with crockery and cutlery). Our website displays photos (including of the mini-kitchen) and descriptions of all room types to give guests the correct information on which to base a decision to book.

We understand that guests are occasionally dissatisfied with their room on arrival, and our team will happily discuss alternatives with them. When the guest wanted to check-out because it was not the serviced apartment she expected, we could only apologise as our website is very clear and transparent and displays photos which are not misleading, and like most hotels, our cancellation policy is advised at the time of booking and by written confirmation. On this occasion, to compensate for their misunderstanding, they were offered a complimentary upgrade, which they accepted.

Rooms are cleaned daily, including washing all dishes, and then inspected by our Housekeeper, and I would be shocked if the crockery was not clean in both rooms. If this was genuinely the case, which seems unlikely, I apologise.

Our staff, including myself, were courteous, professional, warm and understanding at all times. Hospitality and customer service are natural for our team, and we will do our best to satisfy every guest, but apologise if we don’t succeed.

Finally, I would add that our neighbours would be disappointed to be told they were in Earls Court and not Kensington, as this would have a material effect on their property values!

“Good location, really noisy rooms”

I stayed 3 nights and it's an excellent base if you are going to a conference in Earls Court Exhibition Centre which is around 7 min walk away.

Staff were friendly and efficient. Free wifi was working perfectly and that was my main reason for choosing this hotel in the first place.

Nevertheless, there is one major issue that needs to be resolved: The rooms are indeed very noisy like other reviewers said. The walls are thin so you can hear other guests, but that really isn't the problem. The problem is whenever somebody turns on their shower or tap, you would hear the water flowing in the plumbing. When you are trying to go to sleep, it really gets annoying.

When I booked, I asked for a quite room and it felt like they have put me in the worst room possible. I guess all rooms have the same problem.

If I need to come to Earls Court Exhibition Centre again, I will probably choose a different hotel because of the noise in the room.

“Great choice for a visit to London”

Very well located, being situated very quietly but just three minutes walk from the Underground station, shops, pubs restaurants and all other amenities, this boutique style hotel has excellent rooms each with a small kitchenette. Self catering supplies are easily available alongside the underground station. My only negative observations would be that the heating / ventilation system was quite noisy. The preparation space in the kitchenette is very restricted and neither a tea towel or washing up liquid was supplied.

Room Tip: Very quiet room overlooking the mews at the back.

Thank you for your positive and informative review of base2stay Kensington. To explain your comments; we have washing-up liquid and cloths available, however we only put them in guest bedrooms on request as we wouldn’t want our guests to feel obliged to wash-up. Our daily-maid service will take care of this for you.

I’m sorry if the air-conditioning was noisy; that may be the case if the fan was set to ‘high’. I would recommend turning it to ‘low’ for minimal sound.

We stayed 8 nights. One of our best hotel stays anywhere (and we travel over 100 days a year). Big bed, firm mattress, deep sleep.

Lots of supermarkets in the area. Buy your favorite snacks and enjoy it in your room. Fridge, microwave, hot water kettle, plates, cutlery, corkscrew, glasses, tea cups. No dining table -- only a laptop desk and chair for one person. We spread a thick bath towel over the bed and placed our meal on it. Our favorite was the 2-for-3-pounds warm-and-serve soup sold at Mark and Spencer. See photos.

Hot shower, good water pressure. Rooms spotlessly cleaned daily.

Space is tight. Feels like a tent or camping car. Two people keep bumping into each other. Didn't bother us, but if you need space get two rooms.

Easy access to Heathrow, Kings Cross - St Pancras, Westminster, Tower Hill, and other major spots. Grab your Oyster card and take the underground. Beware, however, that trains don't start until 05:39 (for St Pancras) and 06:09 (for Heathrow) so if you need to catch an early train or flight, ask the front desk to get you a mini-cab. Cost us 25 pounds and 20 minutes to St Pancras.

Room Tip: We had room G6 (also known strangely as 706). Nice view of back yards of English houses. Lots of fre...

“Still a great family-oriented place to stay & very helpful staff!”

This was my 3rd stay here, still impressed with the level of service from the hotel staff, especially during this visit - for example, on the morning of departure, right at check-out time, I had a luggage malfunction and had to urgently get a new one in time to re-pack & get to the airport on time to catch my flight. When I asked reception for advice, they quickly located a shop in the neighbourhood where I could purchase one. I ended up doing so and with the re-packing, was able to check-out a full hour after the designated check-out time. To my relief and their credit, the hotel staff assured me this was no problem and this had a much-needed calming effect on me during this time of great stress! Much appreciated on my part.

During this stay I booked a superior room, as we were 2 people, and I definitely recommend this, as I had stayed in smaller rooms during my previous stays and this type of room is definitely worth the difference in price. Much roomier and more comfortable. My room was on the lower level (room L4) and faced the back of the hotel, which was very quiet. Very clean and cozy, definitely a great place to stay and wonderful neighbourhood, I never get tired of it (so many shops & conveniences close by - M&S Foods, Sainsbury's, Boots, Waitrose, among others). In fact, I always miss this Kensington neighbourhood when I leave and am always happy to return there. Being between 2 tube stations (Earls Court is slightly closer than Gloucester Road) is wonderful too, and great to travel to from Heathrow, directly on the Piccadilly line.

Room Tip: For a quieter room, choose a lower ground floor facing the back of the hotel.
