The b and b itself us nice, warm and clean. My room was v nice with a good hot shower. Breakfast was a good affair - hearty English breakfast and nice choice if cereals etc. However the location is a solid walk into the actual city center and it just seems like other b and b s in Lincoln just a bit too pricey.

Our hosts were friendly and helpful.
The breakfast was excellent.
So on that I would be giving 4 to 5 stars.

But the room was a let down. The ensuite shower room had very botched up DIY filler attempts which were quite unsightly and it took ages to get any hot water in the shower.
The furniture felt like it came out of a 2nd hand shop and the duvet cover had some hideous design that you would maybe pick up in the bargain corner.
The homemade biscuits with the tea/coffee making equipment was a nice touch though.

The hotel was well-sited for easy access to all the tourist locations in Lincoln, and off-street car parking was provided. The room was quiet, spacious and fitted with all the modern facilities. The choice for breakfast was large, and the food was well-cooked. Unusually, we even had that rarity in hotels: hot toast! The owners were friendly, welcoming and helpful, without being intrusive. The costs were reasonable and we will certainly be visiting again. Just what you always hope to find in an hotel.
