Booked a family room for 18th august for me my two girls (aged 4 and 7) and mum costing £60, when we arrived we was greeted by im assuming dawn although she never actually introduced herself. She gave us a breakfast form to fill in kids r allowed 3 items n we had to state what time we would be down for breakfast,we then went up to the room(6) the top of the hotel,.was expectin en-suite but there was a toilet n shower room in the hall, me and my mum was then asked if we smoke i dont but my mum said yes. We were told smoking not permitted anywhere in hotel which is fair enough my mum smokes outside at home anyway so not a problem, but she didnt leave it there going on to say if anyone smokes she'll know about it n chuck us out and if a fire starts n she runs up to room and we aren't in she has our address and phone number and will haunt us!!! Was totally put off by this point after she left my 7year old was a little scared because of all the fire talk. No alcohol or takeaways allowed in rooms which is abit unfair as the licensed bar was locked up downstairs and was chucking it down outside! Good points very clean n breakfast was nice(we was the only people staying) anyway all in all not very friendly and be ready for a 30minute fire talk.

“Great plce to stay”

Sorry for delay in review!! (forgot) We stayed here when Luton Played Fleetwood and we all had a great stay. Dave and Dawn are fantastic hosts! Overcame our disabled mothers problem of the wheelchair. would stay her eagain. Dawn's breakfasts a very good. The Bradleys

“Warm welcome everytime.”

Dawn and Dave are great hosts who take pride in their hotel and the way they treat their guests. The hotel is spotlessly clean and nicely decorated. The bedrooms are bright and warm and have everything you need. Great location but still nice and quiet at night. The breakfast is cooked and presented well and there's plenty of it. We've been coming here for a few years now and wouldn't think of going anywhere else.

“Most Enjoyable Stay”

Dawn and Dave were the perfect hosts, the hotel was very clean and the rooms were comfortable. A very hearty breakfast set you up for the day. If i have any criticism about this hotel it would be the shortage of parking outside, apart from that i would rate it A**** I have already booked for next year.

“Great Location, Great Food, Great Service”

After reading earlier reviews I was a bit hesitant and made sure I had confirmation by email despite the hotel sending me a letter of confirmation. I had no reason to worry as everything went smoothly and both Dawn & Dave were wonderful hosts.

My husband, 15 year old daughter & I stayed here for 2 nights in a family room on 29th & 30th August whilst my parents had a double room. Couldn't fault the B&B, service, rooms or food. The rooms are not the biggest I've stayed in but when all you want to do is sleep & re-charge your batteries before going out it does the job with tea/coffee making facilities, t.v. clean towels & a nice hot shower. We were very close to the beach front, shops and police station, which made me feel very safe. Parking was available if you drove around but if you can't find free parking there is a pay & display although we had free parking both days. Nothing was too much to ask and the costs for the stay were good value. The only thing I would point out is the rooms are up stairs so if you have problem climbing stairs it might be a problem. Dawn was the perfect hostess - thanks for the hairdryer and for giving up your personal herbal teas for my fussy husband :) Thanks to Dave for a wonderful breakfast - sausages were yummy. Would definitely go back and would recommend to my family & friends.
