Booked after reading good reviews on tripadvisor, nice and clean, very comfortable bed, friendly staff, but room we stayed in very small for a double no where to put anything, the window sill was used for the kettle and hospitality tray to be stored, kept tripping over luggage on floor, tiny drawers on dresser no storage space, walls extremely thin, when we booked asked if possible for quiet part of guest house!!! you know busy working lives so you want a bit of peace and quiet well adjoining room was being decorated so disturbed by noises from walls being painted/treated etc, the radio on and the decorator chatting to staff who must have popped in and out, thank god he went home around 5pm, hate to think what it would be like with other guests if they where a little bit un-thoughtful with noise/television volume, You are actively encouraged to put remarks on tripadvisor i can only assume they must think all there guests leave happy, maybe if we had stayed in another room with more space but on the whole wouldn't book again.

Room Tip: Pay extra for larger room.

Dear Guest
Thank you for taking the time to review our property and one of our 16 rooms, we are very pleased with your kind comments regarding cleanliness, friendly staff and comfort, we are sorry and disappointed that you did not enjoy all aspects of your stay and did not give us the opportunity to correct some of your issues at the time. Our rooms are a good size (with the exception of our single which is a small room) according to the visit Britain inspector in comparison to other Guest houses in the Windermere area and each of the rooms are different because we are working with a building over 100 years old and trying to keep some of the character, the corner window sill that you refer to has a 2 feet deep sill and is a feature of this room which we decided would be a good place to put the hospitality tray as it is more a shelf than a window sill, you did not mentioned the built in wardrobe that has luggage rack, shelf and hanging space and the extra large 1200mm shower in the en-suite, only the furniture, it was a feature of the oak hard wood furniture to have smaller draws which we liked but understand it is not going to be to everyone’s taste. We do encourage all guests to post a review, (most fill in our guest book which has lots of very kind comments) it would be unrealistic to expect fantastic reviews all the time because it is difficult to satisfy everyone’s expectations “although we do try” (over 7000 guests stayed in 2011) and we can get it wrong even though we try extremely hard to do everything possible to make our guests feel comfortable and enjoy their stay. Regarding the decorators, January is our usual time to paint, refresh rooms and carry out repairs and upgrades we discounted our room rates by 60% to compensate for this but still apologise that you were disturbed on one of the three days you stayed.

“Didnt stay-checked straight out”

The pictures and reviews of this B&B were great so I was shocked when I saw the room. It was very small, cracks all over the walls, stains all over the carpet and the door to the room didnt block out a sound-I could hear everything from next door. We didnt even unpack but had to check out. The lady who checked us in was lovely and very friendly but unfortunately this is pointless without nice clean rooms. This would be a 3 star at best.

Dear Customer
It is a shame you have commented on this site so disapprovingly about our property and service. Our member of staff does remember you leaving and at the time had asked if there was a problem, you responded by saying “no, we don’t want to stay here, we had wanted a 5 star property and you are not a high enough standard”. We were happy you found 5 star guest accommodations nearby.
You rated us as poor value, but we did not charge you for your stay!, even after having dealt with you phoning 4 times prior to arrival, checking things and amending details, then on arrival dealing with your request to be moved from your original room (which had a king size bed as requested) where it was mentioned that the only room left was a small double, we showed you the room and you accepted the move. We accept that there was a hair line crack in the plaster above the bathroom door which has been repaired, we don’t accept the comments about the carpet, our carpets are professionally cleaned, and the rooms are cleaned after every departure, regularly deep cleaned, and are defiantly not dirty and stained.

“Excellent stay”

This is a lovely B&B. My room was on the top floor and looked out over a park. The bed was extremely comfortable and although the bathroom was small, it was perfectly adequate, with plenty of hot water. Breakfasts were excellent. The B&B is a very short walk into Windermere and about 20 mins on foot to Bowness. The owners and staff were all very helpful. I was sorry to leave and would recommend it highly.

“Beautiful Room”
5 of 5 stars Reviewed 5 December 2011

We had the junior suit (I think). Room 1 with both a walk-in shower and a large bath tub and twin wash basins! Superb four-poster bed although the pillows could be a little bigger and better. Great breakfast served by excellent staff. A short walk to village and 2 minute drive to Bowness where you will find tonnes of resturants. We stayed there for 3 nights (not cheap) and enjoyed every moment there. We will definitely go back there again when we visit the Lakes.

Room Tip: Take Room No.1...the one that we stayed in.

“Was like dream”
5 of 5 stars Reviewed 4 December 2011

Couldn't of had a better time. The rooms were incredible, the staff were so friendly, the location was perfect. just on the edge of the village with a 10 second walk and the views were incredible. If you are looking to go hiking, we were under a 10 minute drive to the nearest car park for hiking walks and a 5 minute drive to the nearest pier.
The furnishings of the Lodge were stunning too, we will 100% be returning next year and I have recommended this to friends already. If you are looking for a break away, where its peaceful and calm, this is the place for you. I am doing a degree is hospitality and I couldn't have been more impress. Oh and on a final note... IT WAS SOOOOOO CLEAN!!!!! I even checked under the bed :)

Room Tip: Go for 2nd floor if possible, you are right next to the lounge then and you get to walk up the grand...
