I went here for my anniversary and was suprised how nice the room was as the pictures do not do the rooms justice (orange room???) room very small for a double!
The room was very cold but we did tell the owner of the hotel and he put the heating on for us. Although it was an ensuite the bathroom was very small.
I did request a vegetarian breakfast but was only given one quorn sausage, breakfast very small one sausage one bacon, good for the diet.
i would not bother staying there again.

I have to say reading all the bad reviews on this hotel makes me angry. I have stayed here 3 years in a row (staying again this Ocotober as well) with my boyfriend and we have always had a great stay!! The staff are all friendly and helpful. When we needed a taxi into town the owner quite happily booked us one. The rooms are very clean and tidy and are cleaned every day. Never had any problems with theft here....always have our valuables left out and nothing has ever been moved, let alone taken!! The breakfast is amazing!! You get to choose how you have your egg...not many places I have ever stayed in offer that!! The location of the hotel is great to, in walking distance of pier, town, restaurants etc. Once you have parked up you dont need to drive again if you are staying around Brighton the whole time. Parking could be the only problem as there are limited spaces outside the hotel, but that would be the same for all the hotels down that road. But saying that we have always been lucky enough to find a space. Don't listen to all the bad reviews as this place is lovely!! Definitley recommended!!

if you are looking for very casual laid back hotel/hostel than this is fine.
This is not a fancy hotel - it's very basic - I booked a single room and was not told that I did not have a bathroom in the room - I arrived and was offered another room but for an extra 50 pounds.
The service here was not great - I missed breakfast by 5 minutes (my own fault) and the lady offered me some toast - but that was it really.
I really wouldn't recommend this hotel - it is really more like a hostel and they should price the rooms accordingly

We booked this hotel on the AA recommendation for 3 nights.
A large double with balcony, turned out to be small double with large bay window with railings, not at all what was advertised on the internet.
When we said that we would not be staying for the remaining 2 nights the owner was very unpleasant and wanted payment for full stay booked.
All I an say is beware, that it's not what you see, and most definately what you would expect from 4 star rating
