stayed here just one night with friends. Owner/staff all very friendly. Room was nice -very cosy and all clean and tidy. Had large bathroom with bath and seprate shower cubicle. All in all I was very impressed.It even good room facilities..ie large TV, tea coffee etc..
Location was good- a short walk to the pier and town centre.
Overall was good value for money and would definately recommend it!

We booked Marine View as it was listed on the official 'Visit Brighton' website and has a 4 AA rating, and was close to both restuaurants and bars as well as the sea and cultural areas of Brighton.

In terms of location the hotel (really a B&B guesthouse) was excellent; set on a nice garden square with a view of the sea in the Kemptown district of the city.

However, the accommodation fell short of our expectations for a 4 AA rating at over £100 per night inc breakfast. The hotel is rather dated throughout in decor and could definitely use a lick of paint and some modernising. Our room at the front was a very small double with very tired dated decor (paint peeling in the bathroom, damaged lampshades and rotting window frames). That said, it was very clean and did include a hairdryer, tea, coffee and biscuits. The room was also cleaned and towels refreshed daily.

Breakfast was perfectly fine; cereals, yogurts, toast, jam and a full English (egg, sausage, beans, tomato, bacon). The bacon and sauage were of ok quality. The breakfast staff were very friendly and provided a good table service. Though my husband asked if he could not have the egg as part of the full English and was not offered something else as an alternative.

The owner was perfectly pleasant; he was helpful in suggesting areas to visit in Brighton and offered to call us a taxi on our departure. He did not ask if we had enjoyed our stay in Marine View as I suspect he would know the answer: we enjoyed our stay in Brighton very much and would definitely vist the city again but we did feel Marine View to be very basic at best. That said, we are not aware of the general standard of B&Bs in Brighton and we did visit during the half term holiday which could explain the high cost of the room. My advice to would-be travellers to Brighton would be to use the 'Visit Brighton' website and AA ratings with caution- to get a 4AA rating only half the hotel bedrooms have to have ensuites by way of an example (we only found this out on looking in the AA accommodation book in the hotel lounge/dining area).

Overall, a basic hotel which is in a good location but in our opinion is very expensive for what it is.

Very disappointing. No space to walk between the bedside and adjacent wall.Not possible to sit on the side of the bed before your knees bump into the wall. My wife thought that was a smell of urine on the carpet. I didn't pick this up myself must it was musty.
The television was interesting placed near the ceiling.No button to alter the volume (there was a space where it should have been) No working remote control. Interesting extension lead arrangment.
Shower room and toilet compact. Just enough compactness for me to turn around. For those interested in the enconomical use of space, it might be possible to shower, use the toilet and wash your hands in one movement. Bring rust remover for basin rack.
I'm afaid we found the breakfast times too restrictive so missed out. Although booked in for two nights we could only manage one. Found somewhere else.
We will not be visiting again.

we had a great stay here. the location was excellent and our room was clean & confortable. breakfast was also very good. recommend
