“Lovely B&B”

This is the third time we have stayed at this B&B, and I would defiantly recommend it. Warm and friendly greeting on arrival, and a parking bay was provided at no extra cost (parking in Hove/Brighton can be a nightmare and very expensive) The rooms are clean and bright, drinks are provided in the fridge. The breakfast was excellent. We will be returning again.

Room Tip: Rooms 10 and 11 are of a good size.

“Utilitarian”

This is a pleasant B & B in a quiet street close to the sea, and close to the shops. The staff were very friendly and Frank on the front desk gets a gold star for being so helpful. Good quality breakfast, comfortable bed and a complimentary mini bottle of wine/soft drinks in the room. The room would once have been quite smart but it is now looking a little tired and although it was generally clean I also thought a bit of bleach down the loo wouldn't have gone amiss!
It is an establishment where you get a room and breakfast that is it - no lounge and no staff on hand in the evening. The room I had wasn't huge and the bathroom was about as small as a bathroom could be but it had everything that was needed! Possibly not the place to stay for a romantic weekend but just fine if you are going to be "out and about" whilst you are there.

“A good value hotel”

we arived to a nice clean hotel on a quiet rd. the room was large with a large bathroom some bits of the bathroom looking a bit tired. the room was clean and fresh with a comfy bed we where on the top floor so was a littel hot.there was a complmentery drink in the room wich was a nice treat. the breaktfast was freashly cooked and one off the best i have had in a long time.the hotel is a bit far from the main town of brighton to walk to.but over all for the money it is a great littel hotel.

Room Tip: lower floor not in the roof on a hot day

“Pretty average - not a great nights sleep”

This B&B is ok but after my experience, I wouldn't stay again. I booked through laterooms and after reading reviews about experiences with booking confusion, I contacted the hotel to ensure they had received my booking. They had and I enquired about parking and I was told, yes there will be space and that I was allocated bay 9. During my journey down, I received a text message to say that bay 9 was unavailable, but I could use bay 2 if I had a small car as the space was tight. I explained that my car wasn't small and was given the option of either bay 2 or bay 8. On arrival, the "bays" were actually garage entrances on the opposite side of the street of the B&B. The off street parking is not ideal and is very tight, there are only a couple of spaces allocated to the B&B and they are tightly packed in. Bay 8 had a car in it and after very slowly manouvering my car into bay 2, I realised I would not be able to get out of my car as I couldn't open my door and I was preventing the owners of the other 2 cars either side from accessing their cars! I text back to say there was a problem and a member of staff came out to explain I could have bay8, as it was their car and they were about to leave. I carefully parked up alongside the awkwardly placed skip in bay 9 and entered the B&B. The 3 staff members left the B&B after the senior lady pointed to which room I was in and explained quickly how the key code for the front door worked.
My room was on the ground floor. In the room there was complimentary chocolates, peanuts and even a small bottle of wine, which was a lovely touch. Also hot chocolate on offer as an alternative to tea and coffee and plenty of towels including flannels and bathrobes. The bedroom was large but the 'en suite' seemed to be a converted storage cupboard with a toilet and a shower in it. There is not enough room in there to get undressed or dry off after a shower . There didn't seem to be any airing or ventilation system in place, so after I used the shower, it smelt a bit damp. The sink was in the bedroom which was different. The room was nice, but could do with a bit of TLC. The majority of the room was clean, the shower could have done with a rinse, and the toilet was in need of a good bleaching, the tv remote and table could have done with a wipe and on inspection of the bed linen there were several hairs (head hairs) in the bedding after I pulled back the sheets. At this point I would have normally complained but after a 10 hour work day and there being no staff on premises, I decided to just ignore it (Staff are not on the premises after working hours, although there is a phone in the hallway if you need assistance). The room had an iron, ironing board, wardrobe, chairs and a small table. There was a tv but only 5 channels (bit of a shock!) and a dvd player. I tried to use the iron to iron my trousers for my meeting the next day and it leaked water all over my trouser leg. I ended up just using the steam function to hope that the creases would drop. After I had finished steaming my clothes, I noticed the cord was damaged and wires were bare, which was a bit alarming, but I alerted staff to this when I checked out the next day.
The bed was a wrought iron bed which I am not used to and it was really squeaky, which kept waking me up as I moved in my sleep. Another problem was that whenever my neighbouring guest used any bathroom facility, tap, toilet or shower, it sounded like the water was running down the wall of the bedroom I was staying in. Also being on the bottom floor, next to the front door, there was quite a bit of human traffic, entering and leaving the premises.
Unfortunately after being woken early from bathroom activity from the next room, I had hoped breakfast would make this experience a little more positive, but I was wrong. The 3 morning staff were not the same people that I had met when I arrived the night before. I ordered coffee with my breakfast and was given a cafetiere, pouring the coffee revealed the ground coffee was flowing through. I showed this to the girl who was serving me, she apologised and brought me the same pot but with new coffee. Again the same problem, so I showed her and asked if she could bring me the pot without plunging it, to see if this would help. I got the same pot again and it didn't help, the cafetiere wasn't working properly and I just skipped the coffee, decided I would make an instant one in my room after breakfast before I checked out. Breakfast arrived and both pieces of bacon had hard gristle almost bone in it, I picked around this. When I cut the sausage it was hot on the outside but was only just warm at the centre, which instantly put me off. As I was away on business and had a meeting I did not have the time to send breakfast back and ask for things to be re-cooked. As I was returning to my room to quickly make a coffee and get my things together to check out I was asked by a girl on reception if I had parked my car in bay 8. I said yes and she said that another guest (stood next to her) had reserved it. I explained that when I arrived at 8.45pm the night before I was given this space by staff who were leaving. The guest had parked his car on the street and had been given a permit for a nights parking. The reception girl then asked if I could move my car so that he could put his car in the space. I explained that I would be leaving within 30mins and if I moved she would need to give me a permit to park on the street, to which she said she would do. I explained that if the guest already had a permit, he could stay there until I left then he could have the space, rather than giving me a new permit to park on the street so the guest could park in bay 8. I was extremely confused as to how this situation occurred as permits could only be issued by staff and if there had been a problem with parking when the permit had been issued, why had it not been addresssed then?! The guest was also leaving that morning, and after a discussion with him, he explained he was told to park in bay 2 or bay 8, which was the same information that I had been given via text on my trip down but he couldn't fit into 2 and bay 8 had a car in it. It felt a bit like a sketch from fawlty towers, but the guest seemed to be getting quite upset that he didn't have a parking bay. It turns out that the permit he had was about to expire and the reception staff couldn't find the permits to re-issue him one. I pointed out to the reception staff that even if I moved we would have the same problem as I did not have a permit. She asked if I could wait as she had phoned for the manager to come and find the permits. I said to the guest that I would quickly pack my things and check out asap as there had clearly been some confusion about parking. As I was packing my car ready to leave, the 3 staff from the night before appeared and the senior lady asked if I was leaving, to which I said yes, I got a reply, 'ok' and then she disappeared inside the B&B and I left.
I chose this B&B for £85 after looking at premier inns which were bordering the £100 mark. In retrospect, I wish I had paid the extra £15 to have suitable car parking, a bathroom I could get into and staff on hand for any issues I encountered. It could quite easily have been 'one of those days' for the hotel and their staff and I was just unlucky to have encountered it but it really felt disorganised and a bit thrown together.
The seafront is a short 5-10 min walk away, on the way is a 24 hour petrol station & Co-op. There was a chinese takeaway, some pubs and a fish &chip/burger/kebab takeaway within 10 mins walk, although you are not allowed to bring takeaway food into your B&B room.

“Needs some TLC!”

We are regulars and have stayed here at least 15 times when we visit family in Hove. Frank who manages the front desk and bookings is extremely helpful and friendly. Our stays have been over a period of 4 years but we now believe that the guest house needs some TLC to bring it back to a 4 star Guest House grading. We will continue to stay here because of its proximity, parking facilities, free wi-fi facilities and friendly welcome. We can highly recommend a local restaurant called the Ginger Pig which is outstanding and has constantly changing menus based on fresh, seasonal ingredients! Our next visit to Seafield House will be in October 2011.
