“Fantastic location, lovely helpful host, lovely room, would visit again”

The room was lovely, nice en-suite, nice to have a table and chairs to sit at rather than having to sit on the bed. Very warm - slept on top of the duvet. Tea & coffee making, TV.
Parking was great as you can park outside the door for free between 6pm and 9am, and the owner advised on the cheapest parking for the day (to the left of the pier on the lower level - £4 for the the day (free after 6pm till 9am)
Breakfast is buffet style with lots to offer, served in the lovely basement dining room.
Overall a great location, with the pier visible out of front bedroom windows.

Room Tip: we had room 48 which was at the front on the ground floor - lovely big room.

“We would stay again”

Stayed with my teenage daughter for one night. Booked a twin room but was put in a large room with double bed and adjoining room through archway with single bed. All sheets were clean and white. Beds were comfortable. Room was clean. The back door to the room opened onto a courtyard area with a barbeque and seating area which would have been lovely in the summer. The corridors of the hotel could probably do with a touch of paint but saying that the hotel looks as though it is part way through a refurb. The manager Wayne made us feel very welcome on check in and chatted to us again at breakfast. Breakfast was tasty and cooked to order. I would definitely stay again. The hotel was extremely good value for money. We only paid £35 an absolute bargain for a room right next to the sea front. Managed to find a parking space directly opposite the hotel with free overnight parking. We wouldn't hesitate to book again.

The corridor outside my room had lino instead of carpet, it was noisy every time someone walked by my room. The walls are paper thin, I could hear the conversation the people in the next room were having. My room looked out onto a small courtyard where there was a small dove cot. Every morning between six and seven a cockerel would make his noisy presents known, an unwanted early morning call !!!. I also asked for a remote control for the TV but never got it.
On the plus side the room was very clean and during the cold weather the heat in the room was left on all the time. The staff were friendly.

Dear Guest
Thank you for taking the time to post a revei and high lighting the good points

The corridor you were located is the only corridor to have floor tiles, all the other corridors and stairs are carpeted. I am considering to carpet this area soon.

The guests in the room next to you were considerably noisy, and although as you are aware i have notices in each corridor asking guests to be considerate of excessive noise towards other guests, however people being people, some do not have respect, to which i feel sorry for.

We do not have a dove cote, although you can see wild pidgeons around all court yards in brighton, we do have a Chicken area for the children in summer, however as nature intended cockerels do crow,upon that note you do not mention the flock of over 3,000 seagulls brighton has with excalating noise starting at 4am.

I am sorry that you did not get your tv control, please feel free to ask me next time as i am here 24/7

We are friendly here and offer good service.

I hope you enjoyed your new year celebrations

Not much parking on site.. Had to park miles away.. Toilet flush was broken.. Room was too cold.. Heating was on but not enough... Cooked breakfast was standard..nothing special...

Reveiws are taken into account to improve our service and property.
Parking: Brighton has a problem with parking in general,please lobby your MP
Toilet flush is now fixed, unfortunateley maintenance do not work on New Years eve as we are a family run Business not a corporate company.
Heating: We maintain 18 degrees at all times in all rooms during the winter months

“The perfect place to stay for a Brighton trip!”

I stayed here last weekend for the first time, and can not fault this lovely guest house!Extremely welcoming and friendly, the staff are really helpful especially Wayne who was just lovely throughout our stay. We had a great spacious room, with massive telly and great ensuite bathroom. A stay here is highly recommended, we will definitley be back. Oh and the breakfast was truely tremendous!
