just back from a weekend in brighton,this hotel is ideally placed being ten minute walk from the nightlife and town centre.we decided in advance on an upgraded room which we paid a premium rate for and with hindsight maybe we shouldnt have bothered.i guess the extra was for the side view of the sea.certainly the room didnt seem that much better than a normal one.putting that aside it was clean and tidy service was very good and breakfast was fine.it was nice to be able to get back late and have a night cap in the hotel bar before going to bed.they have limited parking but theres an ncp car park nearby at a reasonable price.

We stayed one night B & B. We hadnt reviewed the hotel and it was a nice surprise to see it looked nice and bright from the outside and the lobby/bar/reception was also pleasing, lots of space and free internet as well! We also manged to park in the square opposite the hotel - there were a few spaces where parking was free after 8pm til 9am in the morning! We were greeted by Stephen whose level of customer care would be suit a 5* hotel. He was quietly efficient and very friendly and welcoming. We were given our keys to 119 on the 1st flr, and as noted on the other reviews, this was an extremely small room overlooking the fire escape - not very nice. I asked Stephen if there were any other rooms available and he kindly gave us 219 on the 2nd floor. A much bigger room with bay window and side views of the sea. The only down side was the extremely small shower toilet and sink. There was hardly any room to move, but all in all as we only stayed the one night, it was a pleasant stay.
There are no evening meals, but Stephen kindly recomended a number of restaurants and we found a brilliant chinese restaurant (Good Friends) in Preston St. The hotel itself is a bit of a walk from the pier and Lanes, but was fine for us.
Breakfast was lovely and again the service was first class! We got a last minute booking as hubby needed to get to a business meeting early in the morning on Booking,com for £45 B&B which was a great deal!

Room Tip: 219 was a good rooom, avoid 119, if poss ask for a sea view either at the front or side of the hotel...

Just come back from a thoroughly enjoyable stay. Went to Brighton for weekend birthday celebration. Hotel was on sea front - excellent location - and easy walking distance to Brighton centre, the Lanes, pier, etc. Able to park at hotel was a bonus as it is a busy city and £15 was reasonable charge. Room was spacious, clean, bright and overlooked the sea affording a great view along the shore. The only disadvatage was the traffic especially during the night. The staff were very helpful and attentive and the service was excellent at reception, in the bar and in the dining room at breakfast. The breakfast was more than adequate with cereals, juice, toast etc., and the hot food was well cooked, hot and nicely presented. We would definitely stay there again when we next visit Brighton.

Room Tip: The room with a view outweighs the noise form the traffic!

Having stayed in Brighton a number of times with friends we needed a hotel this time around. We looked at several sea front hotels including Holiday Inn Express and the Hilton and chose this for value. The hotel is modern inside however the rooms are VERY small, our particular room on the top floor (422) was incredibly small and the window although closed had huge gaps letting in a lot of the cold wind we experienced that night. Not one to feel the cold this was one cold room. Other parts of the hotel however were warm, if you find yourself on the top floor I hope you don't find yourselves at the back of the hotel! Other than that service was outstanding and the gentleman at the front desk was extremely friendly and helpful in finding us parking and advising the cheapest options.
