First points:
It's NOT a hotel.
It's not in Brighton.
I paid a fair price for a 5 star hotel, in Brighton. For this place, I paid too much.
These are quite important points. To get to 'The Lanes' is a good half an hour walk. Pleasant as the walk is, I feel a bit conned.
We stayed in a big room. It has a four poster. It has an 80's, cheap four poster bed, (you know the sort, tubular steel in grey), cheap furniture, (no drawers for clothes?), but it was spotlessly clean, with lovely bed linen.
Breakfast wasn't as I expected. I had full English with poached eggs. It was mediocre at best. The sausage was excellent, the bacon very cheap, (only one piece), a soggy formerly frozen hash brown and my pet hate: mushrooms that were boiled? It took ages to be delivered. Breakfast was busy overall, we were one of the early ones there. It took over 20 mins to be delivered. I asked for extra toast - another 15 mins later and I gave up.
As I said, it was busy, but not that busy?
It's very much style over substance in my opinion. I also feel agrieved and a bit conned about the 'hotel' and 'Brighton' part. It's cleanliness is second to none, but it's trying to bat above its level.
