We stayed here for the weekend 20th to 22 January. It is a lovely, homely bed and breakfast run by David and Angela who are just so welcoming. You are made to feel so at home. The bedrooms are very clean and cosy,the beds are so comfortable. Breakfast is outstanding.
I got the impression that nothing would be too much trouble. 10 min walk nto town along the seafront. If we go back i would stay here again . I would highly recommend it to anyone !!!

We stayed over the nearyear, was welcomed by angela and david and helped up to our room, room was lovelly and clean and had lots of extras to make your stay extra specail. We both slept very well. In the morning a wide range of breakfast was avalible to a very high standard, we also had an evening meal which was delicious,nothing was too much trouble
the town was only five minutes walk from guesthouse and all the locals are very friendly ...we would recommend this guest house to a wide range of age groups and look forward in visiting again very soon ..

“brill new year”

this is our 2nd new year at the lawnswood and we will be booking for a 3rd not only is it central, (just 10 mins to the beach or town) but the owners david and angela make you feel so welcome.
the cooked breakfast is enough to keep you going all day, and would highly recomend the evening meal much better than some restaurants we have eaten in, in the past.
nothing was too much trouble you only had to ask!
all in all a lovely start to the new year and we recommend anybody going torquay to stay at this b&b

My wife and I had a lovely week-long stay at the Lawnswood Guesthouse over the festive period.

Hosts David and Angela were very friendly and made us feel at home.

The breakfasts were really nice, plenty of choice, good portions and were quick in coming out - a full cooked english breakfast took about 5 minutes to come out, and the quality did not suffer!! They do not normally do croissants on the menu, but David got these in especially for us, which was great. If you ask in advance, they will get what you want.

The Guesthouse itself was clean and tidy, and was well-decorated for Christmas. It was located in a quiet spot, a short 5-minute stroll down to the sea-front and the shops.

There are 3 parking spaces around the back of the Guesthouse and also street parking is available on the front. We did not have any trouble parking, which I hope is also the case in peak season, when the road is bound to be a bit busier.

Our room was clean, nicely decorated and included all of the things advertised - TV, tea/coffee making, hairdryer etc. Bed was comfortable, we slept well each night.

There were a couple of minor points regarding the room - you have to give the bathroom door a big push to shut it, there were a few spots of mildew developing in the bathroom, and we could have done with a few more coat hangers. Other than that, the room was decent - these small points did not effect our enjoyment of the stay, but it would be nice if they could be addressed.

We will be coming back. Compared to other 4* guesthouses in the area,
it is excellent value for money.

We were welcomed by Angela in a very friendly way and shown to the room. The room was small and the bathroom was very compact, however it was very clean and tidy. The bathroom lacked toiletries and we did not bring them as we expected them in the room. The window and glass design was covered however when we looked out there was a lot of rubbish which did not look very nice. The room was very warm and did not have much ventilation. There was also a tv in the room which we felt was a nice touch with a nice selection of dvds outside to view. We also appreciated that mince pies and a sweet was left for us as it made us feel welcome. The place is very quiet and very relaxing and decorated nicely. The breakfast was good with quick and efficient service and plenty of choice! All in all we felt it to be value for money and a relaxing break with lovely hosts however as stated above there were a few minor details which could be improved.

Whilst myself and my wife are happy with the overall review we feel that some points of clarity are required.

All of our rooms are provided with shampoo, body wash, hand wash, shower caps, fresh towels each day, we even have shoe shine and sewing kits.

As regards rubbish, i can offer no explanation to this as none of our rooms look out to rubbish.

In regard to the room being too hot,
We make no apologies for our rooms being cosy & comfortable on cold winter days. The radiators can be regulated so if you are warm you are welcome to adjust the heat.
