We visit Dartmouth on a regular basis and have found Orleans to be just superb, we booked the suite room and were given a wonderful welcome by Aileen and Paul, the place is absolutely spotless with every comfort imaginable and the view from this particular room (there are only three) is so good that you spend a great deal of time just watching the comings and goings on the river. Quality of bathroom, towels sheets etc. of the highest and fab. electric bed and your wonderful breakfast (so much choice) is served in your room by Aileen. No parking but you get a permit for the local car park which is less than 10 minutes walk away, so much to do that in five days we did not move the car!

In all a really wonderful place to stay in a quiet location with astounding views over the river and everything of the highest of standards and great hosts, perfect!

My husband and I wanted a couple of days break from the children and decided to book two nights in Dartmouth. We found Orleans Guest House on the internet and it looked lovely and in a great setting so we booked a room. When we arrived we were not disappointed. It was a sunny day and the Guest House is situated with great views of the River Dart. Aileen gave us a very warm welcome and showed us to our room which featured a huge kingsize bed, tv/dvd with sky, coffee/tea making facilities, ensuite shower room, hairdryer, etc. She also pointed out that there was a small kitchen next to our room which was stocked with mineral water and milk for us to use. She recommended a couple of local restaurants for lunch and dinner and as we wanted to buy some wine, she suggested we try the local Sharphams wine which was superb. She also mentioned that herself and her husband Paul were members of a local gym and guests are welcome to use the spa facilities, free of charge, if they wish!

The guesthouse has two double rooms downstairs, one with a kingsize bed and the other with a double and the suite is situated the first floor (which is stunning!) There is no dining room and so breakfast is eaten in the privacy of your room between 8.45 and 9.15am. Aileen requests that you fill in the sheet and leave it outside your room by 8pm the previous night so that she knows what you want for breakfast. There is a huge choice from fruit, cereal, full english, smoked salmon, etc.

The service we received at Orleans was warm and friendly without being intrusive. We would definitely recommend it to family and friends and shall certainly be returning (maybe staying the luxurious suite next time!)

The kingsize bed in our room was the most comfortable bed I have ever slept in - it was so soft you just fell into it!

If there was one small negative it would be that there is no parking facilities outside but they do give you a permit which allows you to park in the nearby car parks.

Managed to book the suite a few days before the weekend - what a fabulous room(s). With two bay windows overlooking the river we spent a fair bit of time watching the boats - obviously it was fairly quiet in January, but in season it would have been even more interesting. The bed was wonderful - automatic with a remote control so you could lift the head and/or foot end, each side independently. The view was so good we never even closed the curtains. This was not a problem as there was also a dressing room off the bathroom so it didn't matter that the curtains weren't closed, but you weren't overlooked anyway.
It was lovely to have breakfast served in the room as it meant you didn't really have to get ready before you ate.
The B&B was only a short walk to the town and we had no problem parking.
The owners were very friendly - nothing was too much trouble for them. I would recommend this to anyone. Normally we stay in hotels/B&Bs where we use the room as a base but staying in the suite made us want to spend more time in our room.

It was fabulous. Fantastic veiws, delicious breakfasts, all you could wish for and more.
