Much the same as the review by KARDJK.
We booked the room the day before we were due to go to Lancaster and discovered that the rates had been reduced by £20.
This B&B sits next to the road and is really easy to find. It snowed as we arrived so was a welcome sight when we did struggle into the car park. There is plenty of parking to the left and right of the property.
We booked a family room which gave us a large main room with another with bunk beds in it. The bathroom is adequately equipped with a large bath/shower, etc. We were told that they had just refurbished upstairs so the heating was out of action in the corridors but the rooms were plenty warm enough and very comfortable. If anything the bed was slightly soft for my back but that's personal taste. Also, the place is advertised with wi-fi but there were no details in the guest information of how to access this.
Breakfast was lovely, cereals, fruit and a fry-up. Excellent.
Overall, I'd love to revisit if we're in the area again.
