Don't listen to any negative reviews from before Howard Johnson took over, this place is excellent. The owner is very personable and very willing to please, and that makes all the difference. Everyone else who works here is also very personable. I stayed here for 3 weeks and I could've stayed anywhere in the area. There is free long distance, many movie channels, microwave, fridge, free breakfast, very clean rooms with very good climate control, you can pull your car right up to the room and walk down the hallway for breakfast. There are pool tables, and a bar. The lobby is beautiful. The hotel just became a part of Howard Johnson. Prices are very reasonable and I couldn't have had a better stay.

I was at the Sutton Park for one night (now it's a HoJo - but I highly doubt they've had time to fully update it, note the lack of photos on their site). There's open access to the hallways and the window in the room was broken which made for a very nervous sleep. It's a very dimly lit, dingy hotel, not well finished - I was thrilled to leave in the morning.

This hotel has recently become a Howard Johnston. The owner is very friendly and willing to make your visit more comfotable if he can, the atmosphere is very laid back. Our bedroom was of average size with brand new pillow top beds and the room was completed with black out curtains which worked for us travelling with 2 young children. We had an adequate continental style breakfast which was like all the other hotels we stayed during our vacation with endless suplies of tea/coffee, muffins, bagels and toast plus some fruit. Our children were allowed to play on the billiard tables at no cost. The location is easy to access from the main highway and close to the beach and town. We would stay again if we are back in the Kincardine area.

“One big mistake”

By far the biggest rip-off ever. Very dirty, stained linens and covers, and a smelly and old bed mattress. Entire room smelled very bad, and the bathroom was in need of repair!!! They wanted to charge me 295 dollars for two night (breakfast not included). I left the room after 10 minutes and requested refund. Instead of staying at this hotel, I found a room at the local Best Western for the first night and at Holiday Inn for the next. Both had breakfast included, very clean, looked brand new and with an excellent service and for almost the same price as Howard Johnson.

“Nice Place to Stay”

I was with 2 colleagues on business. We originally were planning on staying here for one week and moving to another hotel. We liked the place so much that we decided to stay at Sutton Park Inn. First this is no Hyatt Regency but for clean spacious rooms, friendly staff, and great atmosphere, this is the place. My only complaint was the hard bed which many people prefer. The rooms had a couch, cable tv, WiFi, refrig, and microwave. The restarant was value for money and the food was home cooking by "Peggy". The hotel doubles as the local billards parlor where teams come and compete in a wholesome family atmosphere like bowling. Beware, Mike the owner will come by and say hello and engage you in good friendly conversation. I would stay there again.
