Beautiful house, great food and accomodating hosts, what more could you ask.

Went to Toronto with my wifes family, 8 adults my 2 teens, for a weeks vacation. We stayed at the 312 Seaton b n b. This house also has a attached apartment which I was in. The apartment was comfortable for the 4 of us. There is a large patio area with tables and shade. Ted, Nick and gal friday Lori were great. Breakfasts were huge and well cooked. The gang did all they could and more with directions, and information. Ted personally drove my wife and teen daughter and I to Degrassi st. to see where the teen show was originally done( my daughters highlight). The common room has a huge table for games or chow. The house has wifi and a desk top for all to use. The location is right in old original Toronto. Public transportation is everywhere and easy to use. Within 24 hours Ted and Nick were part of the family. If I ever go to Toronto again i am staying here.

First off, Nick & Ted are very kind, generous, and accommodating! Our family of 10 (8 adults, 2 teens) reserved all but one room at 312 Seaton for the week of 8/7/10-8/13/10 for our every five year reunion. It was a great trip, in large part due to the generosity and kindness of Ted & Nick and the comfort of 312 Seaton.

Each morning Ted (and Nick or Lorrie) prepared an amazing breakfast, always keeping any dietary restrictions or preferences in mind. There was never any shortage of seconds (even thirds, in some cases!) As an early riser, Ted showed me how to make coffee - which I did every morning for myself and other early risers in our group. It was a small thing, but it made my stay that much more enjoyable.

The accommodations are clean and well-furnished. Bed and bath linens are good quality. Cable TV with many channels. The first floor common area was great for our family dinners (some prepared in the downstairs apartment - some take out).

The courtyard out back is great for morning coffee, afternoon getaways, and evening conversation. It's private, shaded, and has seating for a dozen or more.

312 Seaton is perfectly located near the Carlton or Dundas Streetcar line which connects to the subway and bus system. From the B&B you can get to the harborfront, Bloor St for shopping & ROM, and most anywhere in the city in under 30 minutes all on public transportation (and a few blocks walking).

We had a great stay at 312 Seaton! I highly recommend it for your next visit to Toronto.

312 Seaton is a lovely, friendly B&B in Cabbagetown, close to the heart of Toronto. There is a streetcar at the end of the street, however the weather was great and we were able to walk everywhere from here and take in the different neighbourhoods. Ted is a great host who could not have done more for us, and "O.C." the cat was thorougly charming. Ted whips up a great breakfast and you never seem to get the same thing twice! We highly recommend 312 Seaton.
