My husband and I spent a weekend with Kilpatrick Manor as our home base for our first wedding anniversary. The B&B is in a residential area well back from the Falls - too far to walk if you are planning to be on your feet all day, but if you keep your eye out you can find parking for $5/day - we used a municipal lot next door to the Bird Kingdom and a private lot behind the Econolodge in the Clifton Hill district. The B&B itself has off street parking and is easy to find from any direction.
We stayed in the Chrysler room. It has a huge King bed that is quite high to climb into for those of us who are vertically challenged, but I loved the style and the feather-down bedding was heavenly at the end of a busy day. The room also has a huge armoir, a fireplace, a ceiling fan and a flat screen TV with cable. There is extra bedding, glasses, and a small fridge in another armoir in the hall and a water cooler at the top of the stairs.
The bedroom and bathroom were very tastefully decorated and the Chrysler had a fabulous two person whirlpool tub. It seems loud, but the rooms are largely soundproofed so we didn't feel bad using it late at night. It does have an unusual decorative window from the bathroom to the bedroom that allows a partial view of the fireplace and television from the tub, but from the wrong angle you can also see the toilet from the bedroom so your comfort level with your partner is definitely something to keep in mind.
The B&B was full while we were there but we only heard other guests once as the let themselves into the room directly across from us; once their door was closed we never heard another peep.
Breakfast was excellent both mornings; they offer a traditional breakfast spread as well as something special for the more adventurous. Attached is a photo of peach-stuffed french toast with rum syrup and fresh cream. It was divine! Make sure you leave lots of time in your schedule for brekkie though; it takes about an hour and a half to two hours depending on how chatty the other guests are. The dining room is set up like a mini bistro however, so you can choose just how sociable you want to be at 8:30am. We would stay there again in a heartbeat.
