It is located in Tulum-pueblo, NOT on the beach. Thus prices are really low. I paid less than prices listed in their website. It has a private bathroom, hot water and a GREAT Italian restaurant (I'm Italian, so believe me =) ).
If you have a car, it's perfect. Without a car, you'll have to use taxis or collectivos, something between a bus and a taxi. It isn't as good as a privat car, but you can go anywhere.
within 50 km from Tulum I suggest to visit:
-Hidden worlds. Snorkeling in thos cenotes is AMAZING
-Paamul. Great white beach. Good for snorkeling: in front of the restaurant there are a LOT of fishes
-Akumal. Good beach, good snorkeling
-Yal-Ku. Great!! So many fishes!
-Ruins. Really crowdred, but nice position.
-Bahias de Soliman, in front of restaurant Oscar y Lalo. Desert beach. Really good for snorkeling. I saw a big manta-ray!
