I have been to Playa de Carmen several times (12+) in the past 6 years and I have to say this was one of the best places that I have stayed!!! I am not one for the all inclusives, but I do want a place with a wonderful staff and a CLEAN room. El Patio had that plus more. If you have never traveled to Playa, you need to know that if you want to stay any place of 5th Avenue, you will have to put up with the noise. There is NO avoiding that. 5th Avenue is the center of Playa with lots music and people almost 24/7.

The room at El Patio was beautiful and very clean. We had a 2 bedrooms with a nice kitchen - well equipped - and a very large sitting area - with 3 couches and tv. There were 4 of us (women) and this place was more that big enough - even the bathroom. Each bedroom had a nice balcony with chairs and big french doors that allowed a lot of air to flow through. The beds were very comfy - not rock hard like most.

Every night from 7 pm to 7am there was a guard at the entrance and would check each floor every few hours. Very SAFE!!!

I would recommend this place to anyone!! Plan on returning next year.

“Not what was advertised!”

As you probably know by now, my family left your hotel after only one(1) night. Unfortunately there were too many issues for us to stay the entire week. Feedback is important in any regard so here are the issues that we ran into:

- Water in the room, puddles in all rooms
- Ants, spiders, small type of centipedes throughout (you need to fumigate the entire place)
- Pillows were soiled
- Kitchen was not clean; stove especially
- Frigerator had a strong odor.
- No HOT WATER for a shower....HUGE DEAL! And no preasure at all.
- Main key was slightly bent...took me a bit to get this working
- When you have a child as we did; ALWAYS put them on the first floor; safety issue
- Due to Fifth avenue festivities below, just too loud for us. This should be mentioned on your website
- Parking on Fifth street was not easy; there were no assigned parking for your hotel. I had to park nearly three(3) blocks away and haul my family and luggage quite a distance.
- Fan in forward facing bedroom squeaked and was very rusty. Appears as if it would fall on us at anytime.
- No bottled water available; only at your Hotel but not at the Apartments. Wrong!
- Not enough towels (resolved by Axel)
- Toilet did not flush when we arrived (resolved by Axel)
- Crib was not present when we arrived (resolved by Axel)

I would like to state your hotel representative Axel was very polite and courteous. A fine young man who represents your property much better then it is. Sorry for the negative feedback, but I thought you would like to know. At $100 dollars a night we were very dissapoined and not what you promissed in your emails.

“Great People, Great Location”

I stayed 2 nights at the Posada Mariposa... well actually I stayed around the corner at the Condohotel El Patio (sister property). I had requested a suite and since they were doing construction at the Mariposa, they were nice enough to move me over. I did have a chance to check out the rooms at the Mariposa and they seemed nice. The El Patio was just as convenient and of course, close to the beach and the strip. Traveling alone, I felt very safe. The folks at the fron desk were very helpful and nice and I would certainly stay here again.
Of course, staying on the strip, you are subject to noise (late night mariachi's and music and early morning street cleaning) but it's worth it. And if you NEED a suite w/ a fridge, coffe maker, table, living room, etc... ask for El Patio. The room was way too big for me for 2 days, but would be nice for a couple who might be staying longer.

Our family of 5 stayed at CondoHotel El Patio when it was the only place we could find on internet to stay over Christmas. We were very happy to find an apartment, managed by a well-reviewed hotel, where we could stay for a reasonable amount of money. There was a living room, kitchen area, and two small bedrooms, each with a queen bed which were the hardest beds I have ever encountered, and I've encountered a lot of beds in 35 years of travelling on 4 continents. The living room furniture was sparce and also uncomfortable. The kitchen had a few dishes and utensils, fridge and stove. The pullout sofa was very uncomfortable; son made do by putting the thin mattress onto the floor at night. The location on the north end of 5th avenue was basically useful for getting around; it was a 10 minute walk to the beach, and right downstairs were several small restaurants and bars. However, the most aggrevating part of the stay was the incessant, late-night bar noise from downstairs. Our bedroom was located directly over what had to have been one of the loudest bars on 5th avenue. Husband even went downstairs one night and mingled with the crowd on the street, until finally talking to one dude who was singing into a bullhorn, pointing upstairs at our room and asking him, kindly, to let us sleep (which he did). Without earplugs, this vacation would have been a disaster. Also, the maids collect the towels at 10 am and don't bring back dry ones until 1 or 2 pm (forget coming in from the beach to clean up before lunch). Sheets are changed every 3 days, so get quite sandy. Finally, son was awakened one night by a guy trying to break into our 2nd floor apt; when that was unsuccessful, the same dude tried to sell him cocaine through the open but (thankfully) barred window. Would not return to CondoHotel, nor recommend it to anyone.
