This is our second trip to the Fiesta Americana Villas in Cancun. Last year I reported that the property needed a serious facelift and a heated pool. Management offered us a special package to return and I'm happy that we did. The entire resort has been repainted and the damaged roof has been replaced. Further, the pool water temp was significantly higher and we noticed warm water being jetted into the pool constantly.

The beds are still rock hard. We requested additional mattress pads and it made sleeping better, but not optimal if you like a cushy mattress. Overall, the resort is still a diamond in the rough for being surrounded by huge resorts on either side. Location and access to markets, restaurants and night life is within walking distance.

This resort is not 5-star plush, but it is a great value and we would recommend it.

This was our second stay at the Fiesta Americana Villas. We used HGVC points for a 1 bedroom. Check in was smooth, our room had a great view. The room was clean throughout our stay, the beds are still the best.

If you walk up the street across from the presidente hotel is a small grocery store, we like to shop there rather than riding the bus into Wal-Mart.

The hotel is a bit dated, but they are working on remodeling. The little store is currently being re-done and there were tiles out front that looked like they are getting ready to re-do the roof.

The beach is sitll the best, stroll down anytime and a chair is always available. We also ate lunch twice at their restaurant, the food was much better than I had remembered.

A great stay and we will be back.

My wife and I spent 11days at the Fiesta Americana Villas (Room 544 Studio) 5th floor. The Fiesta Americana Villas are located near the heart of the Club and Resturant Zone. Having first visited Cancun back in 1984. The Fiesta Americana still stands out as one of the most colorful hotels in Cancun.
The room we choose overlooked the pool and beach. It is a hotel that is only 5 stories high. Which gives you a warm and friendly feeling. The beach area allows you to walk out into the crystal clear ocean and has plenty of beach area that gives you plenty of space to lounge and enjoy the beach. The pool/beach beverage service is friendly and Silvia does a great job.
A good number of rooms have pool/ocean views and several have just ocean views. I would suggest rooms on higher level.1bedrooms have a living room area. Studios are less expensive and very ample.
Hotel dinning is near pool with view of ocean. The menu has mexican and american items.
Wifi service is only in the lounge area that needs some updating.
Spa is a little over priced for the type of service it offers. It offers a workout area free of charge.
The most outstanding thing about the Fiesta Americana Villas is location to shopping and Club Zone. The cost to go on buses is 8.50 pesos. (about .75c) which I would take over cabs.
I would recommend the Fiesta Americana Villas for an relaxing and restful place to stay.

It rained quite a bit of our trip, but our room was gorgeous and we relaxed and enjoyed the jacuzzi tub, the balcony, etc.
