We stayed at Brisas del mar for 2 months. well situated , beautiful view and reasonable prices for a studio but:1). quality of studio is appalling, mattress was rotten ( was changed) , cuisine with 2 cheap forks 2 spoons/knifes a coffee maker and frig . I asked them if the room was vandalized !. Our bathroom smelled very bad from people smoking next door. 2)The rooms are cleaned each 3 days but the towels and sheets are often with holes and or burned.In our opinion every piece of equipment should have been changed months ago if not years but the owner is cheap, very cheap and the local staff people are working with empty hands ! 3). the Hotel can be very noisy and you should buy some kind of ears plug. 4). The front access to the hotel is 172 steps up, so you need to be are in reasonable shape , the back acces is ok but you have to walk on the main road 10 minutes to access downtown streets.5). the hotel has No clean water and you buy those 5 gallon water container at the desk each 3 days or so.
6). Most exterior chairs on the main deck were broken .7). Smoking is allowed everywhere and dogs run free on the main balcony 8). the studio balcony is large enough specially if you consider that there was nothing on it ( no chairs or table) . the staff went to the next door vacant studio and transferred chairs/table. 9. When we arrived the room was not clean .10).At arrival, I asked the hotel staff and they told me that there was no indication of payment ( depot) on their record but I had a copy of a receipt from the previous manager ( was fired ) .

I have stayed for at least 5 weeks every year for the past four years and have always found this hotel to be simple but comfortable. This year, however, the owner, who is known to be very cheap, has gotten rid of the manager and desk person. No one is running the place and it shows. No one to answer questions, etc. In fact, they have a person at the front desk who speaks no English. This is an odd choice because the only guests are American or Canadian. Things need repair badly. The outside deck is beautiful but needs painting. The rooms are clean and semi-comfortable but certainly need new furnishings. Such a shame as this was a great bargain one block from the beach. I would recommend this hotel as long as you aren't looking for luxury. Many long term guests say they are not coming back next year.

While not the top of the line hotel, you aren't paying a top of the line price. The apartments have a bedroom, kitchen/living room, and bathroom. All rooms have a balcony that faces the ocean. Management is great. Friendly and they try to accommodate you. The manager is the nicest and most helpful guy you'd ever want to meet. Even will give you a ride to town if he's going that way. I have stayed there for three years in a row and plan on many more. Who lives in their room anyway? Are you there for the beach and the views or to sit in your room? Rates are $500 USD a Week!!

Recently stayed at Las Brisas and we were horrified. The filthy bird cage in the lobby should have been the clue. The first night we had no choice but to stay in the"hotel" room we had reserved. We were then able to move to a renovated condo which was an improvement however drawbacks remained. The pool deck offers wonderful views of the bay, however the pool does not inspire confidence in terms of cleanliness. Over the period of one week I did not see anyone use the pool. Our condo was attractive but not well maintained. I would never recommend this hotel/condo.
