I read all these reviews..every single one of them, before going. My girlfriend owns a timeshare at Xanadu but hadn't been there since before the hurricanes around 2005. Freeport got absolutely NAILED.
Here's the deal with Xanadu..
There was an international market not too far from the resort. It had a large casino and lots of shops, etc. It was destroyed in the hurricanes and was never rebuilt. The owners took their insurance money and called it quits. That was a HUGE hit to the freeport economy. All they have left is Port Lucaya, which is nice, but not enough to keep it all together.
Xanadu was also heavily damaged. They've closed the Marina, the outdoor shops, scooter rentals, parasailing, etc, are all gone. If you have kids and want to do fun things constantly, don't go to Xanadu or Freeport at all because once you snorkel and do a dolphin encounter, you've seen it all. Go to Nassau. Anyway..Xanadu is a solid place. I can't speak for the hotel portion, but the timeshares are newly renovated, clean, and comfortable. We REALLY enjoyed our time there. The beach is absolutely amazing. You'll be floored. Plus, you basically have it to yourself. We had such a good time just laying around, tossing a frisbee, having a week-long coral skipping contest, walking, eating lobster grilled at a shack on the beach, etc. We loved it and I'd love to go back.
Amenities..
Very small store with necesssities, open 5 hours a day. They told us the restaurant is opening back up soon, but who knows?
The pool is nice. The tennis courts aren't operational (who plays tennis anyway? LOL).
They also have a VERY nice gym. I was really surprised.
The beach bar is very basic, but you can get breakfast, lunch, and dinner there in basic fashion. YES..you will see giant sea rats near the water but Anton keeps the bar clean. He's a cool guy and is at that damned bar from 7am until at least 11pm every night. He also does scuba charters. His wife (Bernie) works at the hotel and then the bar at night, and she's a sweetheart. We really enjoyed hanging out at the bar and just chatting with them.
According to Anton, they do most of their business when cruise ships dock and people come to see the best beach on the island. We never saw them during our stay, but I don't doubt what he says.
The hotel will have a schedule of events. They're about 10min from port lucaya or anything of merit, so they have a schedule of something to do each day. Basically, they give you a free ride ($30 round trip in a taxi) into town, or to the fish fry (fun), Port Lucaya (where they have diving, fishing charters, and dolphin experience (amazing), and the grocery store (definitely do that one). Junkadoo beach club is fun, and they'll come pick you up for free and take you back.
Everyone on the island is so nice. I recommend Cooper's taxi service because he shows up when he says and will pick you up on time. His rates are reasonable. He's also knowledgeable about the island.
If you want to RELAX (and can get in the timeshare building), go here. If you need putt putt and clubs, avoid Freeport entirely.
