Let me confirm the comments by malibu85, and in the process clarify the comments by EL_oslo. Since 2008, this is no longer the "Ocean Beach Hotel & Condominiums", but the "Caicos Beach Condominiums". This is much more than a change of name. The Ocean Beach was built in about 1980 by the Preikschat's, and Karen Peikschat managed it from the beginning. Over the years, she earned a great reputation both for the quality of her hotel/condos and her cooking. In 2008 Karen resigning her management of the condos, and the result has unfortunately been disastrous for the condos. We started going in 2004, and have been there almost every year since. Previously the site was fantastic, always clean & well-managed. This is no longer the case, and much of the charm is gone. We have stopped staying there as a result. However, THIS IS NOT THE OCEAN BEACH HOTEL & CONDOS! Karen owns and still uses this name for the management of her absolutely amazing restaurant (The Silver Palm), her beach rental property business (she still manages a group of very nice nearby rental houses), and the only SCUBA shop/charter on the island (Beach Cruiser). The other negative comments from EL_oslo also benefit from explanation. First, North Caicos was obviously not an appropriate vacation site for this visitor. Do NOT go to North Caicos expecting a Club Med vacation - if this is what you want, stay in Provo, or go to Grand Cayman, Cozumel, or Cancun. Or take a cruise. North Caicos is great place for a quiet getaway beach vacation away from the modern world. This should come as no surprize to anyone who does even rudimentary research on the island before deciding to come, but it still does happen. This same pre-arrival research would also have told that summer (when EL_oslo visited) is especially quiet on North Caicos, with a lot of businesses for visitors closed. Unfortunately, this includes Karen's Silver Palm restaurant, next door to the "Caicos Beach Hotel"; otherwise, EL_oslo might have had a different experience, and learned something as well.

North Caicos is a wonderful place, and I hope one day the Caicos Beach Condos gets its act together so we can recommend it. Until then, there are lots of other nice places to stay on North Caicos, and we'll be back the first chance we get. And we'll book our stay through Karen at the REAL Ocean Beach!

Although Karen used to manage the condos (which were formally known as "Ocean Beach Hotel Condominiums" when managed by Karen, but are now known as "Caicos Beach Condominiums"), she no longer does and, in fact, is not affiliated with Caicos Beach Condos. It can be confusing because her restaurant, rental and concierge services business actually bears the "Ocean Beach" name. Sadly, since Karen's departure the Caicos Beach condos have deteriorated -- both in the physical plant and the service. We know because we've stayed there under both Karen (3 times) and the new owners/management (just 1 time).
Since we stopped staying at the condos (which are next to Karen's restaurant), we have relied on Karen to arrange accommodations for us elsewhere on the island. She did this for us in February 2010 (we stayed in a villa near the beach about 1 mile east of her restaurant) and we once again received the superior service that Karen always delivers. She not only fed us scrumptious meals at the Silver Palm, but made sure the villa was clean, in good repair and well furnished for our vacation. It had bikes, a BBQ area and grill and a cell phone to use on the island. She arranged cabs for us on both North and Provo, checked to see if we needed anything she might not have thought of (we answered no because she had anticipated our needs beautifully) and otherwise reached out to insure we had an amazing vacation. You can be assured she will do the same for you.
In summary, contact Karen (at www.oceanbeach.tc) for a fantastic time on North Caicos and avoid "Caicos Beach Condominiums".

We have been to North Caicos many times and have stayed with Ocean Beach Hotel Condominiums every time. Karen was in charge of everything and the property was kept beautifully. All of these condos have been sold, have different management, and new name(Caicos BeachCondominiums). We walked by and the grounds were not being well kept. What a shame!

Karen still owns an adjacent property, her restaurant,"The Silver Palm"(excellent food and famous rum punch). She now manages rentals of other properties on the island, still using her Ocean Beach Hotel Condominium name. The place we stayed on this past trip was absolutely beautiful. We were steps from the beach in a two bedroom duplex with its' own pool! Our maid kept it immaculately clean.

Over the years, we have spent many anniversaries and even celebrated the millenium with Karen at Ocean Beach. She has a hard-earned reputation of excellence. She makes things perfect for all her guests. The people from Oslo could not have been guests at one of Karen's properties. I hate to see that review connected to her Ocean Beach Hotel Condominium property. We can't wait to visit Karen again on North Caicos!

Nine glorious days....we swam in the beautiful clean ocean the moment we arrived......Condo was spotlessly clean, freshly painted, cool ocean breezes flowed through.....Fully equipped modern kitchen........right on the ocean.......48 steps from the beach.....beautiful restaurant adjacent to the property.....beach was almost deserted......imagine a 4 mile beach all your own (almost).
