We stayed in Relais La Fattoria at the end of April 2011. The hotel is situated on the top of the hill in the center of a lovely village/town. We came by car, a few typical Italian winding narrow roads and up we were. It is easy to find, you can park your car on a village square( which is nearer) or on a hotel parking lot about 50m down the steepy road. The first impression of hotel is magnificent, very nice courtyard with a splendid view of Lake Trasimeno, small swimming pool, coffee tables, deck chairs...Then we came to reception a majestic medieval room with a big chandelier, very cosy. A friendly woman receptionist gave us a room 25 (11 m2) on the second floor. It had a nice view of the lake, but that was about it. The furniture was very old and used up, the bathroom even more so, TV wasn't working properly, stains on the floor and in the bath tub, walls were thin as a paper ,you could always hear a guy next door using a bathroom. The most anoying of all was the whistling of the pipes because of the water pressure. When you flushed the toilet in the middle of the night you could wake the entire floor. Anyhow we did not used the room very much, just for sleeping, as we were discovering the Tuscany and Umbria during a day. However, we also booked a half board service and the dinners were a real joy. Food was very good, every evening 4 courses (antipasto, primo piato, secondo piato, dolce) and a fine wine list of local wines( from 15 € for a bottle). The staff in the dinner was friendly, especially female part, just the service was a bit slow and it got even slower when the dinner was half empty?!. So you can count that dinner lasts for at least 1 hour and a half.
All in all it was a nice stay, especially for the price we payed (45,5 € per person per night with a half board). Staff tried their best, location is lovely, just the rooms could be better. They are certainly not a four star, more like two and a half for Western (Germany, Austria) standards.
Room Tip: Ask for lakeview room with a balcony
