I stayed here for 2 nights with my wife and 2 kids (4 & 5 years old), to stop over in Tokyo after a ski vacation. We booked a "deluxe twin" room. The room size was large compared to similar priced hotels (about Y10,000/night booked in advance) in Japan. The 2 beds measuring 4ft wide were a little tight for 2 adults + 2 children. However, there was plenty of space to move around in the room and bathroom, which is sometimes an issue in budget hotels in Japan.
The room was spotless, and well equipped including a table and 3 chairs, fridge, and kettle, which was practical for eating breakfast in our room.
The location is somewhat "hidden" when first walking from Ueno station, but once you know the way it is an easy walk (about 15 min) from the station, even with 2 young kids.
The staff at the reception were polite and professional, for example providing extra towels within a few minutes when requested.
