I'll be honest, it is not the most modern hotel or the cleanest, but it is cheap, the location is very central, and despite being in the middle of Tokyo you have the green lung of Shinjuku central park practically outside the doorstep!
Ok, surrounding this park area are a number of better know hotels. Hotels like the park Hyatt, Hilton and so on... but this hotel beats them hands down on price.
For the location: There is no immediate subway access, but just down the road (some 4-500m) there is a subway station. But for people like myself there is no problem in walking the 1km or so to Shinjuku railroad station. And with this entire area being Shinjuku you are practically in the center of town, the center of entertainment and the center of the scenes used in the movie "Bladerunner".
Ok, so to walk to the hotel can be long for some of you, but being normal it shoulden't be a problem. The hotel offers a shuttlebus service free of charge to the railstation, but it only has a regular service in the morning before 11AM and in the afternoon and evening roughly 3-7PM. It drops you off at the west exit of Shinjuku railstation.
Downsides...
This is far from the most modern hotel, and it shows.
The rooms are ok though. Carpet slightly worn, but beds are comfortable and if you stay on the park side of the hotel you actually have a decent view.
Watch out for the rooms on the backside though. The view is right into an apartment building and at night your curtains can be a little thin so all your actions are practically visible to the outsides.
The other downside is the cleanlyness. Found some dust here and there and the general state of the carpet just gave me a sense of being dirty.
The hallways, not neccesarily dirty, just have this old feeling to them. feels like they haven't been refurbished since the hotel was built. Brownish colour to the walls... but the carpet here was ok! :)
The service of the hotel is good. Not the best due to the language barrier, but still good. They were helpful with directions and getting taxis and honestly did their best to understand whatever english was spoken to them. A select few of the staff had very good english.
The lobby area offers a slecetion of phones and rental computers. By rental I mean you can buy 10 minutes of internet use for 100yen. They also offer printing services, but I did not try this.
Just by the lobby the also serve a decent breakfast, but I didn't try this either. I just heard from one of my travel companions that it was ok.
But all in all.
The price and the location in Shinjuku make up for the downsides.
It is a generally good travellers hotel and good for a short stay of a few days.
Room Tip: Rooms towards the park offers the best view.
