Yama Shizen East is luxurious, well appointed and ultra-modern. The concierge is very helpful and the location is fantastic. Staying here has significantly enhanced our Niseko experience. What a treat!

If you're after an authentic Japanese experience then don't do Hokkaido Tracks or Niseko for that matter. But if you want a nice luxurious, well appointed apartment/house, convenience of english speaking concierge & western style then this will probably suit you fine. We stayed at Konnkuriito N (Asobi Dokoro) which was great house in lower Hirafu near the onsen. It is farther away from the main village & lifts but bus is just around corner & taxis are just 530Y. House seems well suited to groups of friends or 2 families as there is a bunk room for kids. You look out onto nice fields (which was snow white) & you get to be removed from the ruckus of the bars & enjoy a nice quiet soak in your private outdoor jacuzzi (if you're too lazy for the onsen).
It is western, but you ARE in Niseko.
Our family of four just completed a wonderfully memorable trip to Hirafu in Niseko. The skiing was unparalleled, and our accommodations (Yama Shizen East) managed by Hokkaido Tracks was top notch.
Yama Shizen East and West are approximately five to ten minutes walk to the Family Lift depending on snow conditions and whether you are carrying your skis/boards, boots and poles. Very convenient. Location is quiet. Apartments are in great shape as of Jan 2012.
The apartment was very well appointed. Two bedrooms, dining room, living room, two bathrooms, laundry room and full kitchen. The bedrooms can be set up to accommodate two twin beds or one king bed in each room. Kitchen is fully appointed, including convection/microwave oven, fridge, three burners, dishwasher, pots, pans, plates, utensils, dishwashing fluid and even a pair of rubber gloves (very thoughtful). The laundry room included washer, dryer, laundry detergent, vacuum, broom, mop and hangers. The water and heating unit is conveniently located in the laundry room so any clothes washed and hanged the night before will be dry the following morning. The bathrooms included towels, hair dryer, body soap, shampoo and conditioner. The living room included TV and DVD player (plays US DVDs). Choosing between Economy or Serviced programs will determine how much cleaning the staff will do on a daily basis. We chose Eco which we felt was completely adequate. Towels changed and garbage collected every other day for our seven night stay. Only slight negative about the apartment is the external area around the building is very well lit even in the evenings, and the units have blinds instead of curtains. This leaves the bedrooms a bit too bright (light leaks through the edges of the blinds) with young kids used to black out shades when sleeping.
We booked our bus transportation through Hokkaido Tracks, which we recommend, because they will coordinate pick up and drop off from/to the Welcome Center. They do not charge a premium. Everything was very well organized and efficiently managed. We did not have to scramble, and we did not feel lost even though it was our first trip. When we landed, there was a person at the baggage claim arrival area to direct us to the bus area. Small details but very helpful for first time visitors. Nothing to worry about upon arrival and departure.
Our only negative was that we landed at 2:20 pm at the New Chitose Airport/Sapporo but had to wait until 5:30 pm for our reserved bus to Hirafu. Was not exactly HT fault since the bus company requires two hours between scheduled arrival time and bus departure time. But when we made the reservation, HT told us that even though the reservation was made for 5:30 pm, we could take an earlier bus (they run hourly) if seats were available. What they did not tell us is that the buses only run hourly IF someone has booked a seat on the bus to Hirafu. The buses do not automatically go to Hirafu. HT should simply have informed us of this fact rather than just say "as long as seats are available." Then we would not have been so upset. We had two young children with us after a very long flight. Waiting an unexpected three hours at the airport for another three hour bus ride was not much fun. More of a misunderstanding, but it was something that could have been avoided easily with better communication.
Other than that small lapse, we had a great time and a pleasant stay at Yama Shizen.
The team at Hokkaido Tracks have a great operation, with fantastic properties (we stayed at Powertracks, great place and great location), and fantastic service. Their concierge service before you arrive means you can relax about getting things like basic supplies, lift passes etc, they take care of it all for you. They even have a ski valet service on the mountain so you can leave skis etc overnight.
This holiday was made great by the excellent service and great accomodation of the HT team, and I highly recommend.
I stayed at the new Youtei Tracks apartments under the Hokkaido Tracks umbrella, in Hirafu. This is a great place for families. The apartment is fully furnished, clean, modern and comfortable 2-bedroom 2-bath layout. And its got internet!
Its conveniently located in between Welcome Centre and Seico Mart (convenience store)/Niseko Pizza - and I highly recommend Demo, around the corner for ski/snowboard rentals.
Although its a 10 minute walk to the Welcome Centre/Slopes, there is a Grand Hirafu shuttle bus stop (no 11) just 3 minutes away.
Best part of staying at a Hokkaido Tracks property is the complimentary use of the Ski Valet near the Welcome Centre, where you can leave your skis/board and boots right after skiing, and walk back comfortably in your walking shoes
