I live close by Value Place. The Police are there constantly (at least 2 or 3 days a week). It is known for drugs and people that are homeless. I stayed at this hotel because my mother has a terminal illness and it was an absolute necessity to remodel her home bathroom. I felt very uncomfortable in this environment.
