Nice condo complex with two pools (one saltwater pool which is right beside the beach). Good common area with Weber bbqs and lots of patio furniture.
Pros: nice location, close to town, quiet, private beach w/ lawn chairs, seaside, good snorkeling off the beach.
Cons: Retirement community feeling.

Complex overall is pretty good, but our specific unit (#225) was absolutely horrible. The unit had a very strong mildew smell and black mold growing on the bathroom ceiling. The entire unit needs to be updated and have a thorough cleaning. We left earlier than planned due to the poor condition. DO NOT stay in unit #225.

Had a lovely view of the ocean from the lanai and you can choose from among a pool, salt-water pool and a sand beach (elevated above the rocky coastline) to lay out. Easy to drive into Kailua-Kona and an amazing beach to snorkel...
