Reconsider your options. This hotel is desperate need of a renovation. The rooms are very dirty. There was wallpaper falling from the walls. The room smelt of mildew. Hotel lobby areas, etc. are nice, rooms are shabby, really need painting and repair. Parking is the pits, but any hotel in downtown Hot Springs has lousy parking, goes with the territory. My wife and I stayed at the Austin for 2 nights with the Romance Package. Very good value for only $200. We enjoyed our room, the restaurant, the pool/hot tub and the spa.
