Our BnB is in the center of Sodus Point Village and open Year-round. We offer 4 Large Rooms, each with a private bathroom, queen sized beds, air conditioning, and a homemade cooked to order breakfast each morning. We are just a 2 block stroll to almost all of the best attractions in town. Restaurants, Marinas, Lighthouses, Charter Fishing, Pier, Play Grounds, Ball Diamond, Ice Cream Stands, Lake Ontario, and Sandy Beaches are at your finger tips. Within an hours drive, you can be to many shopping districts, the cities off Rochester or Syracuse, Sea Breeze Amusement and Water Park, Air Ports, Antique Shops, Farm Markets and Produce Stands, Salmon and Trout Streams, Golfing, and a whole lot more!!! History abounds, from the Under Ground Railroad, The War of 1812, The Erie Canal, Museums in lots of local Villages and Lighthouses, and Hill Commura (The hill where the Mormon Religion began). The Greater Sodus Bay is used in all seasons. Swimming and Boating in the spring, Summer & Fall, and Fishing year around. In the Winter the Bay does freeze over for nearly 3 months, for Ice Fishing, Ice Boating, and Snowmobiling. We stay open all Winter long. Groups are always welcome! We took a motorcycle trip not knowing where were going to stay. We were very pleased to find this place it was simple and easy. It is a excellent location like the description says. Hopefully we can return next Summer. We loved Sodus Point also. NYS is beautiful and that is a perfect example.

Decided to get away last minute and was very lucky to be able to get a room at this charming B&B. The hosts Joe & Mike are very friendly and knowledgeable about the local attractions etc. The location can't be beat, close to everything!! The room was very clean and comfortable, the breakfast was excellent - great potatoes Mike : )

Joe and Mike and their lovely puppies are wonderful hosts. The breakfasts are yummy and if you are lucky Mike will make you his special potatoes. The rooms are clean, comfortable, and charming. We really enjoyed our conversations with Mike and Joe and hope to stay again!

My husband and I stayed at the Silver Waters while on a motorcycle trip along the shores of Lake Ontario. It really was the best choice! Accommodations are lovely (huge and beautifully appointed rooms), the property is beautiful, and it’s a quick walk to the waterfront. The breakfast is beyond compare! However, the best part were the hosts- Joe and Mike are warm and welcoming, engaging and interesting. We had an amazing stay. If you do stay here, make the time to look at Mike’s beautiful art... Really, we can’t say enough- phenomenal stay!

My husband and I enjoyed so many things about our trip to Sodus Point. Starting with Mike & Joe, the owners of the B & B, they are friendly, have good senses of humor and make a fantastic breakfast! The rooms are clean and quaint and quiet. The beach is just down the street and it was nice to talk to them as we came and went. They hung out on the front porch with their three adorable dachshunds (also extremely quiet and friendly) and told us about things going on in the town. It was an all around great experience!

We are happy that both of you had a lovely stay and a good time at the beach too! This response is a bit late. A lot has been going on here the past year. Joe had open heart surgery last March. Since then, I have been doing 95% of the B&B myself. We are hoping to get sold so we can retire. The home is being sold with the 2nd floor furnished. $295,000. Pass the word. You just may know someone looking for a home on the lake. Thanks again, Mike and Joe

Sodus Point, NY is a charming community on the shores of Lake Ontario. The Silver Waters B&B contributes to that charm! There are four guest rooms; ours was #3. It was large by comparison to rooms in most hotels or inns. More importantly, it was tastefully and comfortably appointed. There was a queen size bed, a small sofa with a coffee table, two easy chairs, and still plenty of room to move around. In our room, and throughout the inn, most of the furnishings appear to be antiques. All of that is complimented with paintings done by Mike, one of the two innkeepers at Silver Waters. As is true at many B&Bs, the innkeepers are a part of the experience. Spending time with Joe and Mike was a positive part of our enjoyable two days in Sodus Point. Mike is a story teller. It was fun to chat with him about life’s experiences. Joe is a man of fewer words; those words, however, demonstrate wit and humor. From the moment we checked in until the moment we left, Joe and Mike made us feel welcome and comfortable! Breakfast? It was great! Guest can choose from a modest menu and the food is cooked to order! The first morning each of us ordered cheese omelets served with potatoes, bacon, toast, an fresh fruit. Yummy! The next morning it was scrambled eggs for me and French toast for my wife. In each case we were well fed. Comfortable surroundings, good food, friendly and welcoming innkeepers all contributed to a very pleasant stay.

My wife and I enjoyed a wonderful 1 nite stay this Columbus Day week. Arriving later than expected we were warmly received. The house was very nicely decorated, rooms nicely done. Breakfast was the best and included in the cost. Highly recommend this little B&B. Owners are awesome!

We had a wonderful time. From the moment we arrived until we departed, Joe and Mike were the most gracious and entertaining hosts! We truly hope we can visit again. Immaculate rooms with lovely paintings by Mike. Peaceful and relaxing and private. We really highly recommend this B&B

Mike and Joe' Silver Waters is on a rise well above the high water that is impacting some of the homes and businesses just a block or so away. They are open for business and maintaining the warm welcome, comfortable rooms, spotless bathrooms, and divine blueberry pancakes that make this a good choice for a few days in Sodus Point. Nearby restaurants like Bay St and Captain Jacks are still open - and the stroll down the street to Jack's is attracting a fair number of people who want to help keep the restaurant in business. Support Sodus Point andvcome stay at Silver Waters!

Business has been doing well, concidering the high water issues from the winter and spring run off. Here it is, August and the water still has a way to go to drop to normal levels. Town is completely open and the Beaches are too. They have been catching huge and beautiful Salmon and Trout from the lake! Also looks to be a great Apple year, from all the great growing weather. We did not know what to expect and I have been to several B&B's and have not liked most of them and my honey had never stayed at one. It was a very welcoming experience. Joe and Mike were friendly easy to talk to had both have a awesome sense of humor. I think it was Mikes mom sitting in the front room and she was sweet as pie, asked why were not wearing our coats :). Bed was so so comfortable and every thing felt clean and the room has a lot of character. Floors were a little squeaky but you except that with a older home and it gives it all that more charm. Mike is an artist and has painting all over the walls he did which are beautiful and for sale at great prices. Breakfast was great. Joe asked the night before if we wanted home fries so he could have them ready and they were REAL home fries not the bad crap. Coffee was good. If I had to say anything bad which is not really bad it would be the honey for my tea was solid so could not use it. I did not even mention as it was no biggie. Oh did I mention they have 3 sweet hot dogs running around. So quiet you never knew they were there. Bottom line a awesome place to stay and I would highly recommend it. Hello from Sodus Point! Thanks for your review of our B&B. We love to hear from our guests and always look forward to what each one has to write about. We are glad your stay here was good and welcome you back anytime you get back to our area. The Apple Crop here was huge again for our county. With the millions of trees here, we just can't believe they find the time to pick them all. We get to try out new ''cultivars'' which most folks never get to taste until years later, after the orchards get a big stand of trees started where they can produce the new apples commercially. My new favorite is Sweet Tango. It is very sweet, with a tangy after glow. The skin in very thin and the apple is juicy and extremely crispy! Another one is Snapdragon. Similar to Sweet Tango, but firmer flesh. Thanks, Mike and Joe
