We decided to book the flat located on the first floor when we went to Ski Cooper right after Christmas. The owners returned our call promptly and we booked just a few days in advance. We stayed at the Governor's Mansion for two nights over the Fourth of July weekend so we could hike on Mt. Elbert. Since there were three of us, we opted for the Top of the Rockies suite.
