Hotel appears to be run down from outside but it's quite clean and well presented once you enter. It's located right outside the Kyoto station and next to the Kyoto tower. We stayed three nights and paid JPY41000. Breakfast was JPY2100 per person and very disappointing. Don't waste your money. The hotel is conveniently located across the road from the train and bus station. No wi-fi in the rooms so again, take your laptop. Lots of food choices at the station including a supermarket.
