The reception staff did not help to identify break fast arrangements - and in the end i paid for it - though supposed to be included in the rates; please check with the hotel reception-at check-in; the kitchen facilities are sparse but adequate, if you mostly eat out; One big omission is that there is no kettle to boil water!

The place is rundown and the staff is rude. There was a permanent stench of sewage in the bathroom. They advertise free wi-fi but the connection is shared with so many as to be unusable. Have a calendar ready to measure the speed of your e-mails downloading.

We stayed here again and again it was ok we had a balcony as per booking and it makes all the difference the place needs to be updated but again we will go back dispite having some things go missing like half a bottle of vodka and shampoo and conditioner but never mind the people are always friendly and free... Good location, clean rooms, good service, comfortable stay. It’s about 10 mins walk to the beach, 5min for tuk tuk and 5 mins to Soi 6 (bars and restaurants). We stayed in the 2BHK and the quality of the rooms was good. The only drawback is that only one room has attached bath. The second is the common bath.

I would strongly recommend tourists not to chose this hotel where they dont understand the meaning of "service" and "politeness".Its as if staying in a mafia den where they dictate terms to you and you have to nod your head for everything.The rooms are poorly maintained and they dont change the bedspread even after 3 days.One of the worst experiences... we stayed here last november and asked for a balcony but never got one and ended up with just a room bed and kitchen and bathroom this time we got a balcony as it was low season and wot a differnece it makes to your holiday to be able to sit out and have a drink in the evening before... More

+good value-for-money +nice pool but no sun winter afternoons +extra TV channels and flatscreen + golf buggy to 2nd/3rd Roads +well-equipped kitchen -high decibels from nightclubs till 4am -15minute walk to beach -towels/linen could be cleaner/softer -reception personnel sometimes unhelpful -very uncomfortable sun loungers, too few -sun balconies never get sun -internet very slow
