Leeside Rooms has clean, comfortable rooms, coffee maker, fridge, microwave and decently hot showers. However, for the price on Caye Caulker it is simply not worth it. There are cheaper places available in better locations. It's likely Leeside relied on its "Top Pick" review in Lonely Planet in determining their prices. Shop around a bit.
