A lot of travellers to Budapest stay within steps of Vaci utca on the Pest side out of unfamiliarity and fears that other neighbourhoods might be dangerous. This simply isn't necessary or even wise anymore. As someone who has now travelled to Budapest 31 times (!) I've found Vaci, Kalvin Ter and its surroundings terribly over-priced. I chose this apartment building as it was close to the site of the start of the World Triathlon Championships I attended this September, and appeared bright and modern on the internet photos.
