My wife & I made a quick trip to Dunedin to see family. We stayed at Hulmes Court and found it delightful. Very central, within walking distance of most of Dunedin, and reasonably priced. Breakfast was basic but adequate. Norman, the host, and his helpers were very friendly & helpful. Would go back again. Dave & Gill.

All of the poor and terrible reviews are accurate. This place would be a poor venue for backpackers. It relies on its outside appearance and overhyped blurb. Last minute booking,wanted to stay close to downtown. The place is very interesting and clean. We phone the rates on line and then phoned them to confirm but they would not give us the online rates so we booked on line instead. Felt like university student accommodation. Free internet, breakfast, staff all very good, but was a bit grubby around the edges and our art deco room was musty and in need of a redecoration. The hosts own both an old Victorian-style house and its Edwardian neighbor, and have decorated the rooms in different themes (all incredibly elegant). This is a lovely old 9-room villa built in the 1860s (VERY old for New Zealand!). The welcome was very warm, smiley and friendly from Norman and his daughter Yulia. We really enjoyed the atmosphere and lack of airconditioning and winter. The days were warm and nights cold, but the supplied heaters kept the room just warm enough (not hot). So close to everything, it could not be a better location. Definitely going back.

Qualifying my earlier review, this place IS a work in progress and has a growing charm that overlooks some of the less positive aspects. Of course it is the people that make the difference and like most places in NZ the service was very warm and friendly. It will be interesting to watch progress over the next few months.

The quaint period style exterior promised something special but the rooms on offer were somewhat disappointing. Some fundamental shortcomings such as difficult entry path needing attention, room's musty smell, outdated/tiny TV with VHS video (?), and old floor coverings meant that we struggled to find positives.
