After reading the gushing reviews of this property it made me wonder if I had stayed in the same boutique B&B. My experience was very different. The long drive up to the elevated position up to the property is certainly impressive, but that is all! This is marketed as a purpose architect designed boutique B&B. Access to the property is through the large impressive front door and just like an aircraft it is left for the first class accommodation of the hosts and right for economy. Our hostess Leslie showed us to a small communal area which serves the 3 guests rooms. There is a small fridge and microwave for the 3 rooms, a seating area with a table. The shared fridge took me back to my student days when food need your name on it! Our room was probably the smallest and it consisted of a bed, 2 bedsides and nothing more. No tv, air conditioning in fact not even a bed side lamp! The ensuite was small tired and not absolutely clean (dead insects on the floor). The rooms offered little in the way of privacy e.g. making a cup of tea in the communal area other guests in adjoining rooms could see your partner in bed. Don't even think of intimacy unless you communicate with your partner by semaphore the other guests will hear anything above a hushed whisper. We could clearly hear the adjoining residents close curtains and switch the light off. One thing you will not hear is the sound of a tv as they are non existent in economy class. In first class your host will inform you what was on tv the previous night on CNN. If the breakfast was "awesome" some of the short comings with the accommodation may have been overlooked. The reality is that breakfast revealed no culinary delights. It consisted of 1 or2 fried eggs, small mushroom, half a tomato and 3 slices of avocado with toast. In addition there was fruit juice coffee and fruit. There was no hint of bacon/sausage maybe the hosts were vegetarian or there was rationing in NZ. How the hosts have been getting away with 5 star reviews is beyond me. Please note that this is a review on the accommodation but not the hosts. Jonathan and Leslie are a very nice couple who were very helpful with local places of interest.

Now back from a wonderful vacation in NZ, we really need to let everyone know that we visited a top-class B&B in Rotorua. '124 On Brunswick' is the place. What wonderful location, beautiful rooms, stunning views, comfortable beds, great breakfast and the welcoming and warm environment in the presence of the hosts Lindsey and Jonathan. This couple really sets new standards for B&B, and we warmly recommend staying at this place. As the cherry on top, this B&B is also situated close to a variety of awesome sights - which L and J will be more than happy to tell you about. We had the best stay - and if we ever come back again, well - we know where to go! Thank you so much Lindsey and Jonathan! All the best from Merete, Tom, Vibeke and Per from Denmark.

When you travel half way round the world again, it’s always tempting to try new places but when you’ve found a great place that suits you perfectly- why change? We visited Lindsey and Jonathan when last in NZ 4 years ago and we’ve just had another great stay - thank you! The hosts, the views, the hospitality, the house, location and set up are all excellent. Whilst situated a drive outside Rotorua, don’t let that put you off. Most attractions are a drive from the town centre, so you might as well stay somewhere with views to remember, from where everywhere you might choose to visit can be accessed very easily. A relaxing two-night stay in a comfortable lodging with a romantic view of Lake Rotorua. Neat and tidy room. Nice and helpful owners in offering suggestions for area attractions. Additionally, Mrs Lindsey helped us greatly in solving a trouble with our rental car: simply magnificent! Thanks again!

This quiet place outside Rotorua was a welcome surprise. Nice rooms, nice breakfast, beautiful sunset. Jonathan and Lindsay gave lots of useful information about nearby attractions. They even payed the toll for the road to Coromandel.Thanks again, you made ud feel very welcome.

This was a super property with bedrooms and shared lounge with kichenette including a fridge etc. + veranda. Only drawback was the distance from restaurants as on the edge of Rotorua set in extensive rounds, However, the hosts allowed you to bring Takeaways back to the property which a lot of B&Bs do not. Very friendly and helpful - they want you to get the most out of your time in Rotorua so Jonathan talks you through your ideas or gives you suggestions as to what to do, how long it will take, how to get there, what the cost will be etc.

Stayed for a short visit at the bnb outside of Ritorua in a lovely rural setting. The house sits on many acres of land with cherry trees up the drive and porches all around. The room was comfortable with a porch area of it's own. A happy golden retriever is there to greet guests. The hosts are people you could talk to for hours. They are warm, knowledgeable, kind and creative. The common areas are comfortable. The bed and bath were great. We would definitely recommend this bnb to those who want a warm home atmosphere. Breakfast was great too.

We met Lindsay and Jonathan who were really welcoming and made our stay fantastic. Lindsay helped us with some laundry and Jonathan gave us very good guidance what to see in Rotorua with surroundings. Lindsay served a luxury breakfast which was a fantastic start of the day. Jonathan and Lindsay was really engaged in our itenerary and gave us good advise for the travel days to come. ..

We had the good fortune of staying with Lindsay and Jonathan at this lovely purpose built B and B. Our 3 kids were accommodated in their own room, and both rooms were lovely and neat with comfortable beds. The bathrooms (both ensuite) were neat and tidy, albeit a little small. The showers were excellent with good water pressure and temperature. Lindsay and Jonathan were very thoughtful hosts - they even went the extra mile to buy soy products for our youngest who has an allergy. They were knowledgeable, kind, and a true pleasure to stay with - the perfect combination of accommodating without being intrusive. We will certainly stay with them again if back in Rotorua. The kids especially loved their mornings feeding the sheep and horse of the neighbours over the fence!
