This hotel is very comfortable and clean, located far enough away from townto be quiet but still just a few minutes drive to town. The rooms are a bit dated, but they have everything you need, plus a hot tub which is lovely after a day out.
The main attraction here really is Ann though, she's incredibly friendly and happy...

Huge rooms with outdoor spas. Clean and tidy with comfy beds. The owner who serves at the front desk is wonderful. She helped us get to matamata to visit hobbiton which was very cool. The rooms are three star however at $129 NZD a night with cheaper options available it was great value for us. Best fish in chips shop...

Very friendly welcome. Clean and spacious with lovely hot tub on our private terrace. Lots of help and guidance from Ann, who also booked us in to a Hangi evening with Maori entertainment.

A little far from activities, but near from a shopping centre, the appartment was tall and we were able to let drying our clothes outside.

This guest was unhappy to pay money due according to the cancellation policy. A Canadian couple (who I will call 'CC') had emails, with 'cancellation policy' & 'conditions of accommodation' attached. On all the emails CC received these were repeated. CC agreed to the rate and was happy with the choice made.
CC blamed my photos saying they are deceptive....

Ann was lovely and so very helpful and patient with directions. I do think it was a little over priced for what was provided. But rooms were comfortable and clean. Ann's volcanic motel was far enough from the sulphur ponds not to be able to smell it too!

I had a wonderful stay at Ann's Hotel.The room was clean and comfortable, most welcoming after a three-hour hike in the pouring rain. Ann was extremely helpful with loads of helpful advice. My only criticism is that the hotel is a good 30 minutes walk to the town center if you don't have a car.

Another great stay at Ann's Volcanic Motel, We love the outside spa tubs. Ann is always very friendly and offering advice on local attractions. Great location and rooms are very spacious, a bit tired, but great photos.
The only thing wrong with the trip was the weather, a bit on the damp side
