What could be more welcome than a bath and plenty of hot water on a cold May Day ! Great b & b . Nice touches included homemade bread and several different sorts of home made jam and marmalade . Also fudge in the bedroom ! Lovely ! Thanks.

What can I say? Another brilliant year at Yelland Farm. Always made to feel extremely welcome, first trip of the year, with hopefully more to follow. The breakfast selection, cooked, cereal and otherwise as always fresh and cooked to perfection with fresh homemade bread to die for. The coffee, as per my username, was lovely, thanks Peter! Nice clean tidy and warm on a very cold night. Good breakfast and pleasant owner. Free wifi - nice touch in this day and age. Excellent shower good power and plenty of hot water. Milk fresh if you need it. See you again on our next visit to Devon.

I have stayed at Lower Yelland at least 5 times per year over the last 3 years. Peter is very welcoming, the bedrooms (I have probaly used most of them by now!) are clean and fresh and the en suites are ALWAYS immaculate. Great place to stay,Clean, wonderful breakfast with freshly made bread.Very welcoming and cozy.Great for a whole bunch of you. very close to Tarka trail, will bring bikes next time.Will definitely stay again and recommend to friends and family

We 'thoroughly' enjoyed our long weekend break at Lower Yelland Farm; Peter & Jane made the two of us feel very welcome. Referring to a stay in November for nearby birthday celebrations. The B&B sits between the scenic Tarka trail and old road between pretty coastal village of Instow and Fremington .. as other reviews confirm, welcome is warm and inviting, rooms extremely comfortable, with tasty home-cooked breakfasts to set you up for the day. This was like my 10th accomodation along the South West Coast path and after reading the TA reviews I expected a bit more.
