A lovely location for this ex-manor house, although it was evening and dark on arrival, a picturesque view of Rutland Water was seen at breakfast time. It started at reception. I was an inconvenience to the receptionist. The room was drab, tatty and in urgent need of redecoration. With its fantastic location and buildings this hotel should have the "wow" factor but unfortunately I left feeling distinctly underwhelmed. Stayed for one night in the Uppington room which is on the ground floor overlooking Rutland Water. Thoroughly recommend this hotel, the location is simply wonderful with great walks around the lake, level surfaced track either way. Cycles can be hired nearby for the hour or by the day.
