Location is not central, but not too far from the center, either. Owner is friendly and very helpful.
My companion was afraid of fires in hotels; so she got the room with direct access to the garden/court yard.

Location is not great. You can walk from the train station but it's at least 15mins (direction opposite to the centre) and the area is not very nice.
If you are in Florence to visit the city, you'll need 20mins to reach the centre. There are many similar B&Bs with a better location.
The rooms are quite big but furniture...
