Stay away at all costs.! The most aggressive manager and wife who are clearly SCAMMERS ! They wanted more money on arrival for another child. We have booked a room for 3 adults plus a child. He wanted more money per night for a child. His behavior was manic and aggressive and through us out onto the streets! Kids crying ( this is how he gets his kicks) His vile wife who was obviously intoxicated or on another substance who was bouncing off the walls and kicking her mop bucket! Booking.com will NOT resolve this matter and they are still happy for us to be out of pocket whilst they work with this aggressor. Huge SAFEGUARDING issue for children in this establishment which is more life a Faulty Towers drug den!! @booking.com are you still happy to NOT refund us?? Looking back at other reviews I see a pattern here!

This is an apartment turned hotel on the 3rd floor. No signage anywhere stating this is the hotel. Yes close to Vatican but not acceptable in anyway. Owner were friendly but not accommodating to requests. Internet was done and the reply was it was not her problem. The Filipino housekeeping staff was equally unhelpful. Breakfast was so bad we didn’t even bother to have them

My experience was not good for the following reasons: This is not a hotel though it is advertised as such. It’s is likely an apartment that has been converted into guest rooms for rent. There is not always someone there to help you...only a few times a day is someone there to attend to your needs and it's "hit and miss" to catch someone. You can hear absolutely everything going on all around you and even the attendants who are there a few times a day are extremely loud and you can hear everything they say and do. They even play music or videos very loudly while they are working at their desk which we were right next to. It was very difficult to sleep because the walls are very thin...we could hear the conversations of the people in the next room and even their snoring. The place is very small so I don’t think any room is any better but definitely don’t get the one by the front desk and entry door which has very loud locking mechanisms! The heated towel rack (only towel rack) and one light fixture (only one on that side of the room) never worked though the attendant had said he would fix them. Toilet seat was very loose which almost made me fall...had to be very careful every time. Broken floor tiles in the shower. Water leaks all over floor outbid the shower because it’s not sealed at the bottom. The bed was very uncomfortable and pillows were flat and obviously “well-used” (no extra pillows). We had no hot water 2 evenings during our 7 day stay. They had no explanation. The shutters on the window would not close well so that diminished privacy and blocking out light for sleeping in. The bathroom door wouldn’t shut completely. Outlet on one side of the bed (which we really needed) wouldn’t work. When I went to unplug my device I realized why...because it was obviously damaged. The entire thing came away from the wall when pulling on the plug! There was a lot of mildew, mold and limescale deposits all over the shower...quite disgusting! "Breakfast" consisted of all pre-packaged toast, muffins, cookies, nutella and jam with cappuccino or coffee. We chose capp...but that first day we had to pour it out because it was so awful...after that the capp was good but the rest of the food was not. Overall the people working there were not very professional...in dress, demeanor, etc. I was often unsure if they actually worked there or came in off the streets. The info advertised stated they provided shuttle for the airport with "surcharges"...not true! They will schedule you a ride with a service which you will pay 50 Euro for! This is not a very nice area to stay in...I would recommend instead staying near the Spanish Steps, Piazza Novona or Trevi Fountain. Rome is AMAZING....this "hotel"...is definitely not! ​

There's a review of Room 303 from about 11mths ago. All the points raised are still an issue: the walls are still paper thin, the light socket by the bed is still falling off, the mattress is still saggy and uncomfortable (and the pillows are hard and uncomfortable), the tiles in the shower cubicle have mould. And the hand basin tap is bloody ridiculous for face washing, shaving or brushing teeth. Breakfast was the same uninteresting carb-only dried packet toast, packet biscuits and packaged muffins every day so we bought yoghurt from a nearby mini mart. However, the staff are friendly and there is plenty of hot water. The location is just across the road from the Vatican Museum entrance. Plus there are heaps of good cheap eateries nearby, and super/mini markets. Not a lot of floor space which could be an issue if you have any thing more than hand luggage. . It's not flash, but it is convenient located.

LOCATION: This little hotel is on the 3rd floor of a city block in the Borgo area of Rome. It is very well located - only a 10 minute walk to St Peter's Square in Vatican City. Connections to it are also good as the nearby Piazza Risorgimento has bus, taxi and tram links, and the Ottaviano Metro station is also only a short walk away. ROOM: I had a double room to myself, and what a prim and elegant room it was! Decked out in Italian style and with all the facilities you could expect from a more expensive hotel (3 towels, safe box, TV, free wifi, hairdryer, kettle and mini fridge), I definitely think I got what I paid for. The bed was clean, bar a couple of little coffee stain drops on the white duvet, and comfy too. The bathroom was also kept clean, although the wheel to roll the shower door across was broken. Other than that, everything was as I expected (or better). SERVICE: the owners were so lovely and helpful, and especially welcoming to me as a solo traveller! They provided a simple but good and well-presented Italian breakfast of muffin, yoghurt, espresso, juice, biscuits, golden rusks, jam and butter. Would recommend based on approachable service alone. PRICE: great price for what you get. I think I got a good deal as it was the last room going, but even so, it was worth it. OVERALL: above expectation in all aspects for what I paid.

Very close to the Vatican main entrance. Windows overlooking quaint streets. Modern bathroom. Complimentary breakfast i.e. packaged crackers/cookies/breads, muffins, jellies, yogurt, juice, coffee/tea. Friendly service. Really cute elevator. Bed and linens are a little older and not as comfortable as I expected. Shower left the entire bathroom floor wet. Overall a good stay.

I have traveled all over the world, 41 countries to be exact. Never have I been treated as bad as they treated me here. If I could give them negative stars I would. We had a late flight and they were unwilling to help us out at all. They told me it was "my problem" and talked about how much I paid and about the location. I know why I booked it, the location and price. Little did I know it would be on a seedy street and just above a hostel in quality. They told me I should be thanking them they even let me stay there. The husband threatened me and told me just to stay somewhere else and that he can cancel my reservation and keep my money. The wife said if I didn't want to arrive at a certain time then just don't come. Unreal how rude they were. Complete lack of hospitality and common courtesy.

Quante cose poco corrette ha scritto mio caro signore. Il suo non era un volo in ritardo, nella sua prenotazione c'è scritto molto chiaramente che siamo un AFFITTACAMERE con orario per il check-in dalle 14:00 alle 20:00 e che bisogna avvisarci qualora si tardasse perchè ovviamente non siamo presenti dopo questo orario. Consentiamo di entrare dopo le 20:00 ma entro e non oltre la mezzanotte con un supplemento di 25 € poichè mandiamo apposta un collaboratore (anche questo scritto nel regolamento e nel voucher che lei ha ammesso di non avere e dunque non aver mai letto). L'ho contattata io qualche giorno prima del suo arrivo, perchè altrimenti lei non lo avrebbe fatto, e solo così sono venuta a conoscenza che il suo arrivo sarebbe stato tra 01:00/ 02:00 di notte, orario non consentito per accedere in struttura perchè siamo in un condominio e non mi è possibile fare entrare i clienti così tardi. Ho ripetuto più volte che era suo il problema per non aver letto il nostro regolamento prima di prenotare, proprio perchè se lo avesse fatto non si creavano tutti questi problemi e lamentele. Lei avrebbe capito in tempo che non eravamo un albergo aperto H24 e giustamente avrebbe prenotato dove le era più comodo secondo le sue esigenze, ma non si deve permettere di dire che il nostro è stato un agire orribile (come mi scrisse per messaggio) perchè io non ho mai nascosto di essere un affittacamere, è scritto su tutti i siti on line di prenotazione, ci sono delle regole e vanno rispettate, è lei che non ha ammesso di aver mal compreso. Se lo avesse fatto e chiesto scusa, invece di insultare e minacciare, le avrei mandato in via del tutto eccezionale il collaboratore anche in orario non concesso, sarebbe bastato moderare i toni e ammettere di non aver capito. La sua prenotazione era una non rimborsabile, anche questo lei ha ammesso di non sapere (come ha prenotato ad occhi chiusi ??) e per questo non abbiamo consentito il rimborso. Le auguro di viaggiare ancora molto e rispettare tutti i posti che si troverà a visitare.

Really enjoyed our stay here, nice clean modern bedrooms and friendly staff. 5-10 minute walk to the Vatican, Vatican Museums and Sistine Chapel. 5 minute walk to the nearest metro with short journeys to the Spanish Steps, Trevi Fountain and the Colleseum etc. 24 hour metro tickets for £7. Lots of restaurants and cafes near by. Would recommend.

Great room, spacious and clean! Nice and friendly stuff! Breakfast in the room!! Just around the corner , 1', from Vatican museums, 3',metro and 5' from San Pietro!! Very nice,safe and quiet neighborhood!! Definitely going back and recommend to all!!!

Wonderful location, great owners, close to everything! Room cleaned daily. Breakfast & coffee served daily. It has everything you need. & the owners gave us tips & help with taxis & directions. We would stay here again & highly recommend this stay. Nothing was missing
