I travelled to Rome with my boyfriend, and two other people who also booked with us months in advance to this Bed & Breakfast. The pictures are VERY misleading. The first challenge is finding it. The good news is that it is located across from the Rome Central station. The bad news is that it is located in an apartment/tenement building (together with a few other apartment owners who have apparently converted their apartments into apparent B&Bs).
