We had a wonderful, comfortable and slightly eccentric stay at Luca's place. Every thing worked, as advertised, including the Wi-Fi, the bathroom, the interesting breakfast arrangements! At your place is a B&B on the 5th floor of a normal Roman living house. THe rooms are nice and would cost much more in a hotel with such a good location.
