Good position, right next to John Lewis, near the train station and Princes Street. Very comfortable and friendly. Harry very informative and helpful, especially in suggesting the free guided walking tour. 66 steps to our room, so need to be fit. Would highly recommend and stay there again.

Stayed here from Tuesday to Friday in March. Harry was very helpful and chatty with loads of local knowledge "born and bred in the city". stayed here in jan. it was in a gtreat location for the playhouse a mere 5 min walk. 5 min from the train staion. the rooms were great clean and cosy. the breakfast was very good . good choice. the staff were very helpful. would stay here again if in edinburgh.

We stayed here after Christmas while visiting relatives and it was very nice indeed. It was literally 5 minutes walk to Princess St and it was surprisingly quiet considering it is beside the bus station. Very nice breakfast and an all round pleasant experience.

We arrived by train from London. It was an easy walk to the b&b. Harry was very welcoming and gave us great information on places to eat and recommended a great walking tour. Our room was clean and the bed was very comfortable. The Scottish breakfast was amazing. Location was perfect for walking the city.

Stayed here for three nights this week. Excellent location. No problems with noise even though they are putting tramlines in right outside of guest house.
