Quite an opening, extremely vindictive, which has at once shocked and saddened me. My self and my Husband Stayed here for New Year. The House is about 10mins walk from city centre with newsagents ,takeaways and restaurants all within 5 mins walking distance. the owner not available on arrival, key left behind door, no instructions given til morning and not even then really, breakfast way too late, treated terrible, attitude of proprietor was insulting, we didnt get the room we asked for upon booking, it was cold,no light bulb in room, stairs difficult to negotiate due to chairs being on the small landings.... These two poor ladies, mother and daughter, did not enjoy their stay sadly but I would suggest that is more to do with their disposition than the reasons given here. We had a throughly enjoyable weekend in Edinburgh staying at this lovely guest house we were made to feel very welcome and enjoyed a hearty full Scottish breakfast including haggis!! Our room was very big and comfortable excellent location for sight seeing and getting into town. Thank you again. More

Very nice friendly staff. The breakfast was yummy and the room was quiet cozy clean and very comfy. Defiantley reccomend to anyone visiting edinburgh. Very nice stay. :) More

My two daughters (adults) and I spent three nights at this B&B while in Edinburgh for a family wedding / girls weekend. Stay complicated by last minute wedding changes and ankle injury for one daughter.
