My boyfriend and I spent two nights there and the owner was friendly when we walked in. After looking about the room we saw that the shower door was broken so we had to have her fix that. We were made to feel very welcome from the moment we arrived. The room and bathroom was very clean and the bed so comfortable. Small bathroom with very powerful shower. Good hot cooked breakfast and choice of cereals. Over all a lovely brief stay. More

quite a good position, but except for this, all the rest is really nothing special. tiny room, very standard breakfast, wireless not working, and a very bad smell everywhere (I kept my window open all the time). the owner was not particularly friendly either. basically I think it's way too expensive for what it offers. More

This is a lovely clean guest house. Its about 4 bus stops out of Edinburgh. Free off street car parking. The rooms aren't huge but they are bright, lovely linen. Paola made us very welcome. Guest house is clean and tidy. Rooms are small and everything creaks, floor boards, doors, cupboards, etc. It is a good 15/20 minute walk to the heart of Edinburgh through not a nice area. My car wing mirror was vandelished in the street out side the guest house. Nice enough accomodation poor location More

Abbotsford is a truly lovely building.....apart from that it's a basic, and very expensive, B&B in a fairly run-down part of the City ( walking into town really doesn't feel too safe ) Room was very small, bathroom very cramped and room was boiling hot even when the radiator was switched off by us as the radiator stayed on until... Enjoyed a long weekend at this guest house. The room was very clean and boy, does Paola do a good breakfast. Access to Princes Street is about a 20 minute walk but there is an excellent bus service. Next time in Edinburgh we will definitely be returning. More

Wot a place! Paola the owner is such a delight and so accommodating. We needed a change of time for our breakfast as we had an early start and she sorted it no problem.
